Rental Agreement

This is a NON SMOKING unit.

PETS -PETS are not permitted in rental unit under any conditions.

DAMAGE/SECURITY DEPOSIT - A security deposit of $200 is required. This must be received within five (5) days of booking the reservation. Once received, the reservation is confirmed for your stay. The deposit automatically converts to a damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (21) days of departure, provided the following provisions are met.
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
• All keys are left in the lock box and unit is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged. All towels must be left hanging in bathroom, and all sheets must be removed from beds and left on top of each bed.
• No early check-in or late checkout.
• The renter is not evicted by the owner (or representative of the owner) or the local law enforcement

PAYMENT – The entire rental rate, cleaning fee, and sales tax is due upon booking the reservation. Please make payments via credit card on Airbnb.com. The advance payment is not a damage deposit.

CANCELLATIONS -- A fourteen (14) day notice is required for cancellation. Cancellations that are made more than fourteen (14) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 14 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (10) persons.

NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Please be environmentally responsible and limit use of bath towels to one per guest. Towels are not to leave the unit and may not be used at the beach. Please bring your own pool/beach towels. Paper and soap products are not provided in the unit.

RATE CHANGES – Rates subject to change without notice.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING – On street parking only.

TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (URL HIDDEN) for details and to purchase.

The home is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

This agreement is considered accepted by guest and is binding upon making a reservation on Airbnb.com.

Jamie's place suited well for nine (9) ladies. Check in and communication was easy. The house was pretty warm upstairs when we arrived (take account that the weather in New Orleans was 93 degrees and hotter), and I was able to notify Jamie. She got right on it and sent out maintenance. I really loved the location, such a short walk to Canal street and is a short distance from the main attractions of New Orleans. We were comfortable and felt safe the entire time. Thank you again Jamie, for your hospitality.

Nice house, plenty of room for large groups. Great location. The neighborhood was quiet and travel around the city was so easy with the trallies just down the block.

VERY responsive and attentive host. Flexible with arrival, easy entry and clean, well decorated home with a lot of New Orleans charm. Plenty of towels and blankets and the back patio is wonderful way to start the evening before heading to Bourbon Street. Walkable to the Canal streetcar and a few nice restaurants! Katie's is a hidden gem!

Great neighborhood, within walking distance from some delicious and fun neighborhood brunch spots, restaurants, and bars (go to the Holy Ground, we met the best people there). The trolley is a 2 block walk and it takes you straight to the French quarter. It's a $10-15 Lyft ride to Frenchman street and the Treme. We always felt safe. The hosts were generous and accommodating. The response time to my messages was close to immediate. Everything was clean and comfortable. Air conditioning kept the temperatures under control. Neighbors were friendly and welcoming. If anyone was annoyed by tourists, no one said anything to us. In fact one neighbor told us all about the best restaurants to try. I definitely would stay here again.

The house is in a great location. Very close to Canal. The house was a lot larger than we thought which was a nice surprise. Communication with Jamie was great.

Mother of six. We love New Orleans, so we decided to purchase a home in our favorite city to have a place to stay when we visit. When we're not there, it's available for guests to stay and enjoy the Crescent City.
