About staying in our home

We are a family of four. Our children are 9 and 6 and both go to the local school. We work from home and in the local community. It is important for us that our home is a safe and reasonably serene space where we can relax, eat well, read, watch movies and rest, and this property has that atmosphere. Accordingly, this is a no-smoking house. It is also important that we have good relations with our neighbours – so no partying please, especially after 9pm. Because the property is carpeted throughout, we are unable to welcome pets – sorry. We ask you to live there as we do – not preciously, but respectful of the neighbours and the space.

Tea and coffee are available -– help yourself in the larder (tea is in the Gruffalo tin)

FIRE PREVENTION:
The flat has been fully assessed for fire risk by the local fire service and is fitted with three fire alarms. In case of a fire, the safest exit is through the front door.
PARKING

KEYS TO THE PROPERTY:
The keys for our flat will be at the Olivet English Language School across the street. It has a blue door and is at number 52. It's literally opposite our building. The phone number is . When you leave, please put the keys in an envelope, write AirBnb - 2 Norfolk Road on the envelope, and drop it through their letterbox

The flat entrance door has one lock. When leaving, just close the door and it will lock. The same is true of the outside communal front door.

HEATING: The heating and hot water system is operated by a gas combi boiler (in the cupboard to the right as you enter the kitchen). The water is heated on demand. Do not touch the settings on it. Call if you need help.

RUBBISH AND RECYCLING:

Where to put it: In the big silver Brabantia Bin (Brabantia Bin Liners: 50L, under the kitchen sink. If you run out, they can be purchased in Waitrose)
Disposal if full: In one of the big black bins opposite the building on the other side of the street; Any day


Recycling:
Where to put it: behind the kitchen door there are three wall-mounted drawers.

Disposal if full: The contents of the middle drawer are to be put in the black recycle bins across the road at the top of Norfolk Square, or in any of the black recycle bins to be found along Western Road.

Coat hangers:
There are several behind the kitchen door, behind bedroom 3 door, and behind living-room door.

WATER: In the event that you need to turn the water off, the main shut-off for the flat supply is to be found in the communal corridor downstairs. It has a blue tap.

FUSE BOX:
Location: above the flat entrance door at the foot of the stairs.
If bulbs are needed, check for a replacement on the top shelf of the entrance larder. Candles can be found in the right hand lower drawer in the desk to the right of the double bed in the master bedroom.

WASHING-MACHINE / TUMBLE-DRYER:
Both in the cupboard in the bathroom.
Tumble-dryer: It is important to empty the water tray after each use (on the inside of the door), and to remove the fluff from the filter at the bottom of the drum (see manual on the side of the machine). It’s very easy to do and will prevent problems.
The washing-machine manual is also on the side.

FIRST AID KIT:
Plasters, antiseptic spray etc. can be found in the larder by the kitchen door.
Safety: If you have children, we would advise not to open the windows of bedrooms 2 and 3 when they’re in.

ROOM BY ROOM

Kitchen: Hob works like this- rotary dials: off when pointing to ‘12 o clock’; 9 o clock full heat; 7 o clock min heat. Electric ignition switch – hold any dial down for a few seconds after ignition.
The oven is electric. Ensure red power switch is in the on position in the wall above and right of the cooker. Select heating function (ie grill) on right hand dial and temperature on the left hand dial. GRILL: Choose temperature + the grill symbol on the left side of the function dial (8 o’clock).
Dishwasher : just select your programme (1, 2 or 3) and close the door. It will start the cycle. Tablets on bottom shelf under the sink, right side (or supermarket).
Bread machine: follow instructions in manual (in cupboard by the fridge).
Tea towels are kept in left side cupboard to the left of sink.

IMPORTANT Please do not empty greasy food or coffee powder in the sink as it might clog the pipes.
The vacuum cleaner is in the larder at the entrance of the kitchen.

Living room: TV works like this: power on front of set/control. Sky Box operated through remote. Plug in laptop etc direct to TV (cable for apple devices at the back of tv)

Balcony: We do use this from time to time but do NOT recommend more than two people on it at any one time. They are ornamental in design and old. PLEASE BE CAREFUL!

Bedroom(s): Kids’ bedroom 2: clamp lamp is plugged to the 2 sockets in the corner, you just have to switch the socket on to turn it on. Feel free to read the books and play with the toys if they take your fancy.
Kids’ bedroom 3. The lamp is plugged behind the desk.
Main Bedroom: Unfortunately, the main light isn’t working (yet!), both night tables + desk lamps work.

Bathroom(s):
All linen is kept in left side of the mirrored cupboard. On the left are fitted sheets and mattress protectors. Next are the duvet covers and pillow cases. Towels are on the opposite shelves.

Anywhere else: Sash windows: All the sash windows have security locks which can be undone by unscrewing. Security wise, we tend not to open the front windows more than the 4 or 5 inches that the locks allow but if it’s really hot, the safer window to open wider is the bookcase one. The sash window in the children’s’ rooms have little counter weight so are very heavy. They can therefore be propped open but be aware this is a hazard.

Internet: Choose SKY48587. The password is YSPERFAW If you wish to stream movies a lot or anticipate using a substantial amount of data, could you kindly inform us in advance as our broadband provider may need to be contacted.

Manuals are to be found in the pink Manuals Box – kept in the left side of the desk in the living-room.
The ironing board is kept in bedroom 1 upstairs behind the wardrobe, and the iron is in the armoire on the top landing.

WHEN YOU LEAVE:
Please…
• Strip beds
• Switch off the lights
• Make sure heating is set on timer (boiler)
• Make sure electrical appliances are switched off and gas and water are turned off.
• Lock all doors and windows
• Leave the property clean and tidy
• Take out the rubbish

Lovely property close to the centre of Brighton. Very clean and well furnished inside. Lounge and bedrooms all very nice with plenty of space.

The perfect place, the bathroom and the kitchen completely renovated. We have been in family very well. It has improved the heating of the main room and a little cleaning. But overall I highly recommend it. Thanks Carole.
