Check in time is 4pm on the day of arrival.
Check out time is 11am on the day of departure.
The unit is to be left with the same items and physical condition as it was at the beginning of your stay. There is a cleaning person who comes in after each stay and checks for missing or damaged items. Please report any items to the homeowner.
No Pets inside the unit or balcony area.
No Smoking inside the unit or outside on the balcony. Smoking should be restricted to the parking area and cigarette butts disposed of appropriately.
Only use appliances for their intended use.
There are 2 showers under the building to be used for personal rinsing as well as rinsing of objects (toys, etc) before you go into the condo after returning from the beach. There are also 2 showers located on the stairs of the Clark St. public beach access. Use of the dishwasher is NOT acceptable for rinsing sand off of ANY items or dishware!
Mattresses and furniture should remain in the condition they were found.
Beds should be made before departure.
Any kitchen dishes, utensils, etc. that are used should be washed, DRIED and put away as you found them.
Maximum occupancy is whatever is agreed upon between the guest and the homeowner at time of booking.
An additional fee of $10 per person, per day may be assessed for non compliance.
The primary guest shall be responsible for all of the guests in their party. This includes compliance with any rules.
Guest shall allow homeowner or homeowner appointed repair person access to the property for the purposes of repair and inspection. The homeowner shall exercise this right of access in a reasonable manner.
Malfunction of an appliance or HVAC system will be addressed as soon as able by the homeowner or an appointed repair person. Every attempt will be made to correct the issue in a timely manner, but there will be no amount automatically refunded just because there was a system malfunction. The homeowner reserves the right to consider any amendment to this on a case by case basis.
If the unit appears dirty or damaged upon check in, the guest should inform the homeowner immediately via email or phone.
If there is damage to the unit or other property within the unit, during the guests' stay, please inform the homeowner immediately via email and/or phone.
Damage insurance or damage deposit made at time of booking can be applied towards any damage to the property or property within the unit. In the case of damage insurance, the homeowner can file a claim with the appropriate company for reimbursement of damage. Again, please inform the homeowner of damage to the unit or any property therein.
CANCELLATION POLICY: Full refund issued back if cancellation occurs more than 60 days ahead of stay. Less than 60 days from check in date, and refund will not be given UNLESS we are able to book again. This will be pursued, unless AirbNB cancelation policy supersedes this one.
This price and payment schedule is for bookings paid for directly through the owner. If payment is made through a booking site (e.g. (SENSITIVE CONTENTS HIDDEN), (SENSITIVE CONTENTS HIDDEN)), a service fee is collected by that site at the time payment is made. This fee cannot be removed, reduced or refunded by the owner.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged for the actual repair cost.
If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
-Any unused portion of rent from a guest currently registered;
-Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
-Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
