Unfortunately, my boyfriend and I had an AWFUL experience at Teysha's property and I want to make sure other vacationers are well aware that this hotel is not worth the high rates they charge. Far from it. I would recommend reading reviews of the property (Casa Cenote) on Trip Advisor before booking. I only wish I'd seen these reviews before I booked. (Lesson learned). Teysha was very helpful and responded quickly leading up our stay but when we arrived nobody seemed to know we were coming. There’s no official check-in desk so you have to go to the restaurant to get any info. We were also the only guests at the hotel the entire time we were there which should tell you something right away. When we were finally shown to our standard room on the bottom floor, it was disgusting and didn’t appear to be cleaned and ready for us. The window screen in the bathroom had a gross layer of filth on it, a towel was stained yellow, the bathroom shelves and counters had dead bugs on them, the mirror was filthy and there was a half empty water bottle on the counter. The rug wasn’t vacuumed and there was a musty smell like the room hadn’t been aired out or tended to in awhile. We also noticed right away that the property and hotel grounds were a mess. (I included photos of our room and the grounds in my Trip Advisor review). The pool had leaves and grime in it along with a slimy film across the water, and the pool equipment was messily lying beside the pool. It was clear it had not been cleaned or used in months. There was dog excrement everywhere along with actual trash – wrappers and tissue strewn about the lawn. The wooden lounge chairs on the beach were cracked and rotting, missing cushions and had bird poop all over them. The next morning I found a dead bird on the sand, steps from our room. Whereas the other hotels on the beach (we know because we stayed at two neighboring hotels) clean their beaches of the seagrass that accumulates every morning, Casa Cenote’s beach was full of it. The kayak equipment available for our use was poor. There was only one decent paddle and one of the caps on the holes on the back of the kayak was missing so it filled with water and sunk when we took it out one afternoon. I wish I was making all this up, but it was really appalling how bad it was. They paint a very different picture than the photos used for marketing. I contacted Teysha (she is not on property) and sent her photos of the room and hotel grounds, letting her know how disappointed we were and she apologized and offered to show us a Loft room the next morning. So the next day, we had breakfast and noticed a gentleman sitting at the back of the restaurant. One...

This place has nothing to do with Tulum paradise. The beach is full of rocks and very thin, the place is untidy, the swimming pool is not nice. I have seen far better places in Tulum, and for the same place. It is not what we expected! We chose this place because we thought it was quiet and nice to stay in the beach, but at the end we had to go to other beaches because in this one we couldn't even swim, and we were so far from everything! it is SO overpriced for what it is.....

This place is right on the beach and directly across from the amazing Cenote Manati. You have access to Kayaks and Paddleboards for free and there is a great restaurant next door. When we were here in February, the sunrise beamed directly into our room, which is a pretty nice way to wake up. Keep in mind, there is only a small fridge to keep drinks...for food, you'll have to rely on eating out.

Aside from room being dirty n unkept, the pool not useable, location is 20-30$ cab from downtown and beach . No running water on our second day . Owner had no solution until we brought up letting us use another bathroom with working water .

Pool was crystal clear. I had stated we are 8km north of Tulum. We do not control cab fares. Owner moved them to a different room in order to accommodate. They did not tell the owner they were unhappy they would rather write a negative review. This negative review is a complete exaggeration and they threatened to write it unless we gave them money.

This place couldn't be more perfect! My mom and I stayed for 7 days here and it is in the perfect location. Especially if you plan to explore the area ruins, restaurants and cenote a. The condo is literally 10 steps to the shoreline and the view of the palm trees and boardwalk every morning was paradise! Breakfast was fantastic at the restaurant, which is on site and all of the staff (Jose specifically) were so kind and helpful. The room has a mini fridge, perfect for snacks for the week. There is a dive shop on site, too and the staff is awesome and professional (thanks Miguel and Suriel!) I did 4 dives in one week there! The Cenote behind the complex is also maybe 15 steps away and just breath taking. You can rent kayaks and snorkel for cheap. The water is crystal clear. The kayaks and paddle boards at the condo were a fabulous plus, too. Gary and Teysha were great hosts! Can't wait to go back! Pretty much want to move there :-)
