We have a management company that looks after anything you need after you check in for your stay.
Renter: As named renter of the property, I declare that I am over 21 years of age and that this booking is made in accordance with these Terms and Conditions of Property Rental. I accept responsibility for the actions of all members of my party and the information that I have provided is true and correct.
Arrival and Departure: Check in time is 4:00 pm on the day of arrival. Check out is 10:00 am on the day of departure, as we need adequate time to prepare the villa for the next guests. Please leave the house fully secured. Late departure after 10:00 am will result in a $75.00 USD charge that will be deducted off your damage deposit. There are no refunds for early departure.
Damage Deposit: The damage deposit of $300 USD is not applied toward your rental amount; however, it is fully refundable within 7 days of departure provided the following provisions are met:
• No damage has been done to the villa or it’s contents, beyond normal wear and tear. ;
• The villa is left in a respectable condition with no excess garbage and all dirty dishes are put into the dishwasher;
• No linens have been lost or damaged;
• Nothing has been removed from the property.
The villa is inspected before and after every guest for damages and missing articles.
Trash and Recycling: Trash and recycling pick-up days are posted in the villa. Trash must be in a sealed trash bag and placed in the appropriate bin at the end of the driveway for pick-up. On departure, trash and recycling must be removed from inside the villa and placed in the appropriate bin in the garage. $25.00 will be charged to you for excess trash removal after your departure. Trash bins must not be left outside the villa anywhere visible. Please put the trash bins back on the concrete pad on the side of the villa at your earliest opportunity after the bins have been emptied.
Smoking Policy: NO SMOKING OF ANY KIND IS PERMITTED. Many people are offended by the smell of smoke. The owners and all following guests would appreciate you honoring their wishes by smoking outside. If you insist on smoking in a house a minimum of $75.00 deodorizing fee will be incurred.
Quiet Time and Excessive Noise:Quiet time in Lake County is after 11:00 pm. I understand that this property is in a residential area and all members of my party will not make any excessive noise after 11:00 pm. I agree that voices, stereos and foul language will be kept to a minimum and stereos will be turned off by 11:00 pm. In the extreme situation that the police are called due to excessive noise or other complaint the owner or owner’s manager reserve the right to evict you from the property with no refund of accommodation paid.
Breakdowns: No appliances are guaranteed. There will be no refunds on appliances, furniture, power, water, telephone, cable, toilets, pool heater or pumps or any item on the rental property due to breakdowns. The villa is kept in good working order and any breakdowns will be repaired during normal business hours and as quickly as possible. Any breakdowns should be reported to the management company immediately.
Excessive electrical use: Please keep all sliding glass doors, pool doors, front and back doors, entrance doors, bedroom windows, kitchen and bathroom windows closed while the air conditioner is on. Please keep the temperature set between 74 – 79 degrees. A.C’s set below 70 – 72 degrees freeze up the unit due to misuse. Any repair costs will be charged to you in the event of your unit freezing due to misuse.
Toilets: Do not use excessive amounts of toilet paper; do not flush paper towels, feminine items or diapers/nappies down the toilet. There is a plunger in the house if needed. If there is a problem call the management company office immediately. If maintenance determines the plugged toilet is a result of excessive toilet paper or any other of the “do not flush” items you will be liable for a $50.00 charge and any other repair costs.
The Bunk Bed (particularly top) in the villa is meant for smaller children only. It is not meant for Adult use.
The Management Company and the Owners of this property are not responsible or liable to you as Renter for any loss or theft of personal property, rented property, accidents, injury or damage or for any loss due to weather conditions, road conditions or loss of recreational activities that may occur during your stay.
BBQ: We provide a propane BBQ for your use as a self-serve convenience. Should you choose to use it please clean the BBQ after each use. We cannot guarantee the cleanliness of the BBQ or the level of the propane. If propane is needed a refund for the cost of the propane will not be refunded to you.
Tucked Away Villa Pool Rules
1. Children are to be supervised at all times.
2. Swim at your own risk, no lifeguard on duty.
3. No running/No diving/no horse playing. No yelling or screaming (you do have neighbors).
All communities have a noise ordinance after 11 pm is quiet time.
4. No glass in pool area. If glass is broken in the pool area you will be responsible for charges relating to the clean up.
5. No foreign objects in pool
6. No bubble bath or foam bath in pool/Jacuzzi
7. No balls to be bounced within screen enclosure. This may tear, rip or damage the screen or break the outside lights; you will be responsible to pay for any and all damages to the pool or other damage incurred during your stay. Any damage to the pool screen by balls, toys or any other means will be deducted off your damage deposit. The average cost of a pool screen panel is $65.00 USD. The management company checks the pool enclosure for damages before and after every guest.
8. Any damage to solar pool cover or roller, any and all other pool accessories including drain covers in pool or spa will be your responsibility.
9. DO NOT DISABLE OR DISARM ANY ALARM ON ANY WINDOW OR DOOR LEADING TO POOL AREA. If any alarms are tampered with, batteries missing or any type of misuse you will be responsible for costs incurred to repair.
Warning: Under no circumstance is a renter to adjust, turn or move and lever on the pool pump, heater or timer at any time. In doing so, you will automatically be responsible for charges and will be solely responsible for any damages that occur as a result of tampering with this equipment.
The pool and spa are equipped with an electric heat exchanger, which uses the outside air temperature to heat the pool and spa. During inclement or cooler weather and the winter months, we cannot and do not guarantee a specific pool water temperature. The pool heater and pump are kept in good working order and any breakdowns must be reported to the management company. Any Repairs will be completed during normal business hours and as quickly as possible.
Neither the Management Company nor the homeowner can be held responsible for any accidents that may occur from the use of this pool, spa and surrounding area.
