No Noise between 11 pm and 8 am
Noise to be maintained at conversational levels at other times
No Shouting from the balconies at any time
No Litter from the balconies
No opening of the internal light shafts
Towels to be dried on the back balconies not the front ones.
Breakages and Lost items - we have a limited number of items, towels, cutlery etc if you lose them or break them then please let us know so that we can ensure that we have replaced it before the next occupant.

Dear holiday maker.
I am writing to you to regarding your potential holiday at our apartment to reinforce a couple of things which relate to the rules of our property and ensure that you are clear as to what kind of behaviour is expected of you and all members of your party . The initial criteria state No smoking and No parties and you have already accepted this to get this far.
Piccola Rita is a lovely property in a very quiet residential area. It is ideally positioned to be able to get to all the nightlife in the area. The property is a home, not a party place and it is unfair on the neighbours to impose noise on them. Our expectation is that there will be no noise that could be heard outside the apartment between 11 pm and 8 am , at other times noise should be kept at conversational levels, especially if you are a larger party.
Practically all apartment blocks in Malta have internal light shafts which bring light to the interior of the building. They also mean that noise can carry between neighbours. These shafts need to be kept closed at all times. This is not just because of noise, but also because carrying all the services as they do, they are not a place which one would want to use as a means of ventilation, that is provided by the outside windows and the air conditioning,
When you chose this property to review you already accepted that smoking was not allowed, that means that this next point should be irrelevant. Smoking is not allowed. Nothing must be discarded from the balconies onto the ground below as this is very disrespectful of the neighbours. If you have any rubbish at all on the balconies, please discard it in the rubbish bin inside the apartment.
Towels - towels must be aired on the back balcony. The front balcony is to be kept clear as anything left there detracts from the appearance of the property.
I hope that you will see the sense in each of the rules above and will feel able to abide by them when you visit us. When everybody does behaves in this kind of way it is possible to all to enjoy the benefits of living in such a splendid location, visitors and residents alike.
If for some reason the clarification here means that you have misunderstood the type of property that you would be visiting and do not feel able to abide by these rules, then please do not book.

I started this airbnb venture with a successful British entrepreneur who was interested in purchasing property here in Malta.
As your live-out host I tend to be pretty hands-off. I am here to answer all of you enquiries and questions from the pre-booking stage right up until the end of your stay and beyond. I will be there to greet you at the agreed check-in time, will show you into the apartment and give you the guided tour, this will include explaining how everything in the apartment and building works, answering any of your questions and giving some tips on things to do/see/eat/drink during your stay and pointing out nearby conveniences. At this point I step aside and let you get on with your holiday as planned and with making yourselves feel at home in the apartment. I will agree with you the arrangement for checking out at this point and then you will see me x days later for the handover.
