Dear holiday maker.

I am writing to you to regarding your potential holiday at our apartment to reinforce a couple of things which relate to the rules of our property and ensure that you are clear as to what kind of behaviour is expected of you and all members of your party . The initial criteria state No smoking and No parties and you have already accepted this to get this far.

Piccola Rita is a lovely property in a very quiet residential area. It is ideally positioned to be able to get to all the nightlife in the area. The property is a home, not a party place and it is unfair on the neighbours to impose noise on them. Our expectation is that there will be no noise that could be heard outside the apartment between 11 pm and 8 am , at other times noise should be kept at conversational levels, especially if you are a larger party.
Practically all apartment blocks in Malta have internal light shafts which bring light to the interior of the building. They also mean that noise can carry between neighbours. These shafts need to be kept closed at all times. This is not just because of noise, but also because carrying all the services as they do, they are not a place which one would want to use as a means of ventilation, that is provided by the outside windows and the air conditioning,

When you chose this property to review you already accepted that smoking was not allowed, that means that this next point should be irrelevant. Smoking is not allowed. Nothing must be discarded from the balconies onto the ground below as this is very disrespectful of the neighbours. If you have any rubbish at all on the balconies, please discard it in the rubbish bin inside the apartment.

Towels - towels must be aired on the back balcony. The front balcony is to be kept clear as anything left there detracts from the appearance of the property.

I hope that you will see the sense in each of the rules above and will feel able to abide by them when you visit us. When everybody does behaves in this kind of way it is possible to all to enjoy the benefits of living in such a splendid location, visitors and residents alike.

If for some reason the clarification here means that you have misunderstood the type of property that you would be visiting and do not feel able to abide by these rules, then please do not book.

Een ruim appartement, goed air-conditioned, er staat veel "rommel" in kasten. 2 grote, bruikbare kasten in 2 slaapkamers, 2 gebrekkige spiegelkasten elders. Maar heb bedenkingen of dit een appartement voor 8p zou kunnen zijn. Wij waren met 5 personen (waaronder 2 kinderen 6-8j) en de keuken was ondermaats uitgerust. Het was behulpzaam en vindingrijk zijn om te kunnen koken voor 5 personen. Er was een oven/micro, echter geen (pyrex)schalen om hiervan gebruik te maken. Weinig potten, pannen, geen schaar of blikkenopener, onvoldoende glazen, geen koffiezet, weliswaar wel een Amerikaanse toaster. De badkraan is versleten of defect waardoor het water tegen het plafond spuit wanneer de douchefunctie in werking gesteld wordt. De douche is op zich in orde. Het aanwezige wasmachine is waardeloos omdat het centrifugeren niet goed gaat en alles er nog doorweekt en nat uitkomt. Wifi-bereik is beperkt en de foto's (eettafel, stoelen en zetelbedden) komen niet overeen met de werkelijkheid.

Bedankt voor uw beoordeling. U heeft een aantal defecten vermeld. Ik was onlangs in het appartement en had voldoende potten, pannen, een schaar, een blikopener, een bril en een koffiepot. Alle of onze bewoners worden verzocht om ontbrekende voorwerpen te melden zodra ze opgemerkt worden, zodat vervanging kan worden gevonden als ze per ongeluk verloren of gebroken zijn door de vorige huurder. De magnetron en de oven werken met de meegeleverde apparatuur en pyrex is niet nodig. Voor zover ik weet, is er niets mis met de wasmachine. Als u tijdens uw verblijf een van de bovenstaande zaken had gemeld, dan zouden we vervangingen hebben verstrekt of, indien nodig, nieuwe instructies hebben verstrekt. De website zelf verklaart dat het appartement groot is en als zodanig wifi bereik kan niet alle gebieden van het appartement bereiken. Sommige van de meubels zijn vernieuwd, zoals zo nuwer dan die in de foto's. We zullen controleren of de items die u via dit mechanisme hebt aangemeld als vervanging nu vervangen worden. We kunnen dat alleen maar herhalen als onze gasten artikelen verwijderen en niet vertellen. Soggiorno di 6 giorni in 6 persone. Appartamento moderno, in ottima e tranquilla posizione, luminoso. Vicino a market, bus stations e a 5 minuti a piedi dai locali notturni come dalla passeggiata più rilassante. Perfetto per 4 persone (in 6 abbiamo faticato con le stoviglie e con una lavatrice mal funzionante).

"6 days stay in 6 people. Modern apartment, in a great and quiet location, bright. Close to market, bus stations and a 5 minute walk to nightlife as well as the most relaxing walk. Perfect for 4 people (in 6 we struggled with the dishes and with a malfunctioning washing machine)." I am glad you found the apartment to be in such a good location. I am sorry that the washing machine gave you a few problems, we do try to fix things as soon as they are reported to us. We do keep enough equipment in the apartment for the number of gusts, though sometimes if a previous guest has not reported something being broken, we can miss . We do ask our clients to check on arrival that they have everything they are expecting, as we can always deliver more itmes if for some reason something imrotant has gone missing

La posizione è ottima l'appartamento si trova in centro ma nello stesso tempo è in una via molto silenziosa....è spazioso ed è adatto anche a famiglie con bambini perchè non ci sono (URL HIDDEN) zona San Gjulians è soprattutto frequentata da giovani che vogliono divertirsi perché è la zona dei locali notturni. È molto vicino a supermercati come carrefour e per gli interessati è vicinissimo a Maltalingua.

Esperienza assolutamente positiva sotto tutti gli aspetti. L'Appartamento molto bello pulito e con tutte le comodità necessarie. La posizione è a circa 10 min a piedi dal caos di St Julian e Craig è stato molto gentile e disponibile.

This is a great location. We appreciated the restaurant selection and proximity to the bus stop. The apartment space is large and lovely and generally well kept. We have just a couple of comments on why we cannot give it GREAT review. We called and texted regarding the front air conditioner and received no response over three days. Also, if it matters to you, the furniture was not as represented in the photos. It really wasn't critical for us, but there were no throw rugs or coffee/end tables. We found the sofa bed to be comfortable. I can certainly recommend this place and would consider it in the future.

Thank you for you comments, we were in process of having some items repaired at the time of your stay and these are now back in the apartment. I am sorry you did not get a response re the air conditioner. We do try very hard to be responsive to all client queries, though we have found on ocaoaion that messages a client has sent have not arrived to our phone - that can be the vagaries of the international connections. For future reference, if you do stayi n one of our apartments again and find a similar problem, please also write down the issue on airbnb as that messaging method goes via and entirely different pathway and hopefully we would get it via one means or the other. All of the air conditioners in all of our apartments have now been serviced ready for the summer weather.

Very nice, spacious and comfortable apartment. Good location in quiet part of the city. Craig is very friendly host, he was waiting for us and we was in contact during all our stay. Apartment is furnished in line with description on the website, also soap, shampoo, dishwasher-tabs are provided.

I started this airbnb venture with a successful British entrepreneur who was interested in purchasing property here in Malta.

As your live-out host I tend to be pretty hands-off. I am here to answer all of you enquiries and questions from the pre-booking stage right up until the end of your stay and beyond. I will be there to greet you at the agreed check-in time, will show you into the apartment and give you the guided tour, this will include explaining how everything in the apartment and building works, answering any of your questions and giving some tips on things to do/see/eat/drink during your stay and pointing out nearby conveniences. At this point I step aside and let you get on with your holiday as planned and with making yourselves feel at home in the apartment. I will agree with you the arrangement for checking out at this point and then you will see me x days later for the handover.
