Retreat to the huge 4m wide wrap around polished concrete verandahs and enjoy the peace and quiet the property has to offer, or even better, enjoy a bbq or a glass of wine & cheese platter while your at it.

In the main house, there are 2 large bedrooms downstairs with a huge main bathroom, boasting double shower heads as well as a large soaker tub! The loft bedroom in the house will put you up close to the stunning sleeper beams which truly make this cottage special!
Enzo's master suite is located just off the verandah with its own separate entrance, step inside and you will be amazed by the incredible 3m high hand crafted hardwood doors that are a piece of art in themselves. With a luxe king 4 poster bed, huge ensuite with its own private soaker tub & dual shower heads, you will be so amazed by the space and modern decor you won't want to leave!
There is a separate lounge area in the suite, allowing those who want to sneak away from the group to unwind and watch the huge 55" tv in peace.

Making a reservation automatically accepts all the terms and conditions outlined hereunder Campbell Property Management. ABN (PHONE NUMBER HIDDEN) reserves the right to change and/or modify any of these terms and conditions at any time without notice and such changes will become effective immediately. Please check these terms and conditions periodically for changes. The effective date of these terms and conditions is October 2015.
ARRIVAL / DEPARTURE
Check-in/arrival time is from 15:00 (3:00PM). We allow guests to arrive earlier and park their cars if being picked up by tour operators, this must be pre-organised with Management and a suitable parking spot will be allocated until the apartment is ready. Check-out/departure time is prior to 11:00 (11:00AM) - late check-out after this time may incur an extra night’s charge or surcharge if pre-booked. If the property is fully booked on the evening of departure date, late departures or extensions not already confirmed will not be permitted.
Upon departure, the premises must be left in a similar condition as arrival. All rubbish must be placed in the bin, excessive rubbish must be taken to the skip bin on the property. Property must have air conditioners turned off, lights off and locked up securely upon your departure.
A guest who registers themselves as the booking holder will be held accountable for any damage to the property and contents during the stay dates. The registered guest will be liable for damages caused (including those by third parties visiting or staying in the accommodation) which will result in forfeiting any deposits, pre-payment, security deposit/ pre-authorisation and also may be subject to additional charges. We reserve the right to process any charges in addition to accommodation to the registered credit card supplied on the booking.
AMENITIES AND PERSONAL COMFORTS

Our standard cancellation policy will result in all monies paid forfeited. In this case, we will open the site back to available and should the property re-book over the same dates, we will offer a full refund, less a $100 Cancellation Fee. If the property does not re-book, all monies paid will be forfeited in FULL.
Should you elect to cancel your booking outside of a 42 day (6week) arrival period, we will provide a Gift Voucher of the paid monies, less credit card & booking fees paid. Gift Vouchers will be valid for 12months and will be subject for use as a monetary amount against re-booked dates. Please note, rates may fluctuate and live rates are subject to change.
If the guest does not arrive, the reservation will be treated as a No-Show and any payment made will be forfeited.
You agree to enter the property at your own risk. Campbell Property Management does not accept any responsibility for damages or loss to your property or property belonging to someone else.
CREDIT CARD AUTHORISATION
A credit card pre-authorisation may be required prior to your arrival as a security deposit (bond) on your accommodation totalling $500. We may pre-authorise a credit card for any charges we deem appropriate if the property is not left in a suitable manner. Please ensure you have sufficient funds on your card for the pre-authorisation as we do not hold any responsibility for additional fees your bank may charge you for overdrawing on your account.
Pre-Authorisations can take between 3-10 working days to be released, depending on your financial institution. During this period, your bank holds the funds as “pending” in your account and will drop off when released. We DO NOT access these funds unless there are outstanding amounts on your booking or if there are damages to the accommodation during your stay.
EVICTION OF A GUEST
Campbell Property Management may evict a guest or visitors without warning. Guests who are evicted from the property will be blacklisted from all Campbell Property Management locations and we may choose to notify the police. A guest is subject to such eviction should the following (but not limited to) occur(URL HIDDEN)Intoxication and unsavoury behaviou(URL HIDDEN)Overcrowding - when the number of persons in the apartment exceeds the capacit(URL HIDDEN)Physical or verbal assault towards hotel representatives, residents or other guests(URL HIDDEN)Wilful damage to Campbell Property Management propertie(URL HIDDEN)Any incident for which the police need to be called onto the premise(URL HIDDEN)Any behaviour posing a safety threat to other(URL HIDDEN)Ignoring advice to reduce excessive noise (music or other noise(URL HIDDEN)Throwing of objects over the apartment balconies or from window(URL HIDDEN)Smoking within the apartment (a cleaning and deodorizing fine will also apply)
For the courtesy to our neighbours throughout your stay, any excessive noise, disturbance to neighbours & guests will not be tolerated. Management holds all rights to evict any persons due to this at any time.
LIMIT OF LIABILITY
We do our best to ensure your reservation arrangements are satisfactory, however Campbell Property Management does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond our control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or of any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.
Should appliances in the cottage malfunction during your stay, please notify management. We will make every effort to fix these during your stay, however if this is impossible during your stay, we hold no liability and no refunds &/or compensation will be given.
MAXIMUM CAPACITY PER COTTAGE
Campbell Property Management adheres to the following maximum apartment capacities at all times:
Enzo Cottage- number of registered guests on booking, up to a maximum of 10 guests
Management in writing must approve additional visitors to the property. Any additional visitors without permission will be evicted from the property.
MINIMUM LENGTH OF STAY
A minimum length of stay may apply during high demand or special event periods, as determined by Campbell Property Management. If you reserve a cottage over such dates (as per the reservation terms and conditions) you agree to stay for the required minimum nights. Any changes or cancellations are subject to a penalty and may result forfeiting of any pre-payments and/or deposits.
Enzo Cottage does not accept any pets; failure to adhear to this rule will release your bond to us in FULL to return the property back to its original state.
PHOTOGRAPHS AND DESCRIPTIONS
Whilst care is taken to ensure that the photos and description of our facilities and services is accurate, these are continually being changed, upgraded, and on occasion removed from service. If any feature or facility is essential to you in choosing a particular property, we highly recommend speaking to one of our reservation staff, whom will assist your decision making process and if that feature or facility will be available during your stay. Descriptions are based on information available at the time of publishing and may vary or change at any time. Maps and location photographs are shown for general information only and highlight places in surrounding areas. Actual cottages occupied may vary in decor and inclusions from those shown in photographs.
Rates within reservations that have a valid confirmation by Campbell Property Management (AirBNB) will be honoured. Rates that have been quoted are not confirmed until a valid confirmation email has been received from Campbell Property Management and therefore subject to change. Campbell Property Management reserves the right to amend rates that have been confirmed at incorrect rates due to human or distribution errors.
RIGHT OF ENTRY
In the event that the Campbell Property Management has a legitimate cause for concern or if the guest has not been seen nor been able to be contacted over a period of time, the cottage may be entered by a hotel representative to ensure the safety and comfort of all guests is in order.
RIGHT TO REFUSE ENTRY
Campbell Property Management reserves the right to refuse a guest entry to the accommodation for any reason whatsoever including where the guest has engaged in conduct on a previous occasion adverse to the property.
A rubbish (trash) bin is provided inside the cottage. All guests are responsible for the removal of their own rubbish (trash) on a daily basis. Bags are provided in the cottage for this purpose and additional bags are available upon request to management. Should you exceed the limit the bin holds, a skip bin is located on the property, please text management to confirm location.
SECURITY AND LOSS PREVENTION
The Campbell Property Management property is a secure environment and we do everything possible to ensure security levels are maintained, and we ask that our guests do also. However, Campbell Property Management takes no responsibility for any personal possessions that are lost, stolen or misplaced whilst on the premises.
All Campbell Property Management properties are non-smoking and smoking in the accommodation is not permitted. Fines will apply to guests who do not adhere to this policy. Our cottages have patio areas with ashtrays where smoking is permitted.
Campbell Property Management cannot accept any responsibility for injury caused by an unsupervised minor staying at our property, nor can we provide the service of supervising and caring for a minor during their stay.
All minors must be supervised by an adult at all times due to the abundance of wildlife on the property as well as the dam & pool in the property that could be dangerous to children without adult supervision.
PRIVACY. Property Management sometimes mails or emails marketing related information to customers, to keep them up to date with special offers, improvements, award wins, etc. The Management of Enzo Cottage respects your privacy. If you do not wish to receive such marketing related information, you will be prompted to tick a box when registering your booking shortly before your stay.
INDEMNITY. Guests staying at Enzo Cottage take full responsibility for any damage and/or breakages incurred during their stay. Enzo Cottage takes no responsibility for any lost or stolen items from accommodation or vehicles and suggests that guests securely lock their accommodation and/or motor vehicle when unoccupied. No refunds will be issued. Upon departure, any bond paid are refunded to guests, provided the keys and/or hired items are returned in the same condition upon check out.
