I own 2 apartments, both within the same building, a townhouse located in the heart of Midtown Manhattan steps away from every major subway and tourist attraction.

My apartments are LEGAL vacation accommodations because they are located within a building containing only two apartments.   Buyer Beware almost all vacation apartment rentals listed in NYC are ILLEGAL and New York State is cracking down on these rentals.  Quite simply any apartment located in a building that contains 3 units or more is ILLEGAL.  Please research this information on the internet for yourself before booking an apartment.

NO PARTIES ARE ALLOWED. Guests will risk loss of security deposit for any UnAuthorized Party. There is a $200 fee PER HOUR or portion thereof for late check outs beyond 10:00 am on departure date.

TRAVEL INSURANCE IS STRONGLY SUGGESTED AND YOU ARE ENCOURAGED TO PURCHASE TRAVEL INSURANCE TO COVER ANY POTENTIAL LOSSES DUE TO UNFORSEEN CANCELLATIONS. TRAVEL INSURANCE CAN BE PURCHASED WHEN YOU MAKE A DEPOSIT.

Terms of the Agreement:
1. The Operator has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guests violate any of the terms of this agreement, the rental period shall be terminated immediately. The Guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guests shall vacate the premises at the expiration time and date of this agreement.
2. The Operator has the right to substitute the Upper Unit for the Lower Unit or vise versa (Manhattan properties only) which are identical in their size and layout.
3. The Guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guests shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Operator as being immediately habitable by the next Guests. The cleaning fee you pay will include cleaning of all linens and towels and standard cleaning of bathrooms, kitchen and bedrooms upon your departure. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guests agree that the Operator shall deduct costs of said services from the security deposit prior to refund if Guests cause damage to the premises or its furnishings.
4. Operator will provide a completely furnished apartment/home including all linens and towels. There is no daily housekeeping service.
5. The Guests shall pay for any damage done to the premises. Guests are responsible for inspecting unit upon their arrival and immediately making Operator aware of any unusual conditions.
6. Operator will return security deposit within 45 days from day of departure.
7. The property will be cleaned prior to Guests arrival, and after departure. The cleaning staff will arrive promptly at check-out time on day of departure. Guest shall be liable for a charge of $125 per hour for each hour (or portion thereof) of holdover past the required check out time.
8. No animals or pets of any kind will be brought onto the premises.
9. The Guests shall have no more than 8 (eight) persons reside or sleep on the premises without prior approval. Should Operator become aware of more than 8 persons occupying unit, Guest will pay $500 penalty fee.
10. The Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. Quiet hour starts at 10:00 PM.
11. There shall be no smoking inside the premises. Should Operator become aware of smoking taking place on premises, Guest will pay $500 penalty fee which will be deducted from security deposit.
12. The Guests and Guests' guests shall hereby indemnify and hold harmless the Operator against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Operator may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own travel insurance for Guests and Guests if such coverage is desired.
13. Guests agree to pay all reasonable costs, attorney's fees and expenses that are incurred by Operator enforcing this agreement.
14. There shall be no refunds of rents due to shortened stays.
15. Guest is advised that the property contains a gas stove or BBQ and will seek help from Operator if the proper operation is not fully understood.
16. Cable TV and wireless internet is provided and service level has been chosen by the Operator. No refund of rents shall be given for outages, content, and lack of content or personal preferences with regard to cable TV or internet service.
17. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
18. In the event the unit becomes uninhabitable for any reason, operator has the right to either move guest to a comparable unit or to refund all advance payments received. Cancellation by owner would only be for catastrophic reasons beyond our control which would make the home or apartment un-inhabitable for any reason.
19. Operator and owner and owner’s staff can access the home between the hours of 10:00AM and 6:00 PM daily.
20. The Property (IN HAMPTONS ONLY) includes a Swimming Pool ("Pool") and special instructions for safety and maintenance apply. Failure to abide by these rules will result in charges to Guests’ damage deposit. If a Pool is improperly used, extra maintenance costs will be charged against Guests security deposit.
21. Guest does hereby release and hold harmless Operator and Owner and Pool maintenance personnel from any liability arising from use of the outdoor Pool. Guest agrees to notify Operator immediately should any problems arise.

POOL RULES, REGULATIONS AND CONCERNS FOR HAMPTON PROPERTIES:
• Do not use or allow the Pool to be used alone.
• Minors under the age of 18 shall not utilize the Pool unsupervised.
• Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the Pool.
• Do not add anything to the water including foaming bubbles, chemicals, soaps, bath oils, etc. If these items are used in the Pool, an additional cleaning fee will be assessed.
• Absolutely no candles (floating or any type) are allowed on or in the Pool.
• Absolutely no shoes are to be worn in the Pool.
• Absolutely no pets are allowed in the Pool.
• Absolutely no electrical appliances should be used in or near the Pool.
• Surrounding patio/deck may be slippery and dangerous when wet.
• Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the Pool immediately.
• Guest agrees to leave the Pool in the same condition it was received.
• Guest agrees to fully reimburse and indemnify Operator for damage caused to the Pool during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals, and children.
• Guest understands there will be no reduction in rental fees if the Pool is unused or unavailable during the term of Guests rental period.
• Please do not turn off or unplug the Pool and/or filters, etc.
• The Pool is serviced and chemically treated weekly.
• It is recommended that no jewelry is worn in the Pool due to chemicals used. The chemicals in the Pool can also affect color-treated hair and damage swimsuits.

By electronically accepting this agreement, Guest agrees to abide by the above conditions and hereby swear that the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give Operator permission to charge credit card accordingly.

I am so sorry to hear that you were disappointed not to find a ventilation hood over the stove for cooking. We have done our best to offer what we beleive to be the most important things for travelers when visitng NYC: A prime location in the heart of midtown, a LEGAL vacation rental, comfy beds with luxury linens, spotlessly clean enviornment that is professionally cleaned, bright clean bathrooms, tons of space to relax and enjoy your downtime after touring around NYC. I will certainly add to my list of future items to consider installing a ventilation hood over the stove. Hope to see you again in the future! I had stumbled upon Lisa's apartments last month while hosting my family for quick trip to visit New York City and we were all thrilled with the experience. When I needed accommodations this week for work reasons I (I was traveling with other work associates) I was happy that Lisa was able to accommodate us. The apartment is in a fantastic location , walking distance to our midtown meetings and tons of great restaurants, wine bars, etc in the neighborhood. The apartment is very clean and organized. This is my new "go to" for accommodating my business associates when coming to New York City.

Our first impression when we walked into the unit was "wow"! Having stayed in small, cramped hotel rooms in Times Square in the past, this unit was amazing! Four large bedrooms, a lovely living area, kitchen, dining area, and back deck (which we did not utilize since it was winter) and two full bathrooms were all perfect for our group! It was comfortable and homey! The location was ideal because we planned to do a lot of walking - there is plenty to do close by - in every direction - we headed toward the pier (Intrepid), Central Park for a run, down to Times Square (for all kinds of activity!) and Broadway - everything we needed was nearby. There are small grocers and plenty of restaurants and wine bars within the block. The unit itself was extremely clean and well-maintained, the white linens were fresh and we had plenty of towels. We didn't use the washing machine during our stay, but it is nice to have. The instructions sent before the stay were exceptional and provided instructions for the unit itself, but also information about anything you might need during your stay (restaurants, groceries, activities, etc.) The owner, Lisa, was very responsive to any questions we had. We loved the secure key-less entry (3 separate locks) - we didn't have to worry about distributing keys or coordinating arrivals. I would highly recommend this unit to anyone headed to NYC! For a little bit more than the cost of a hotel room you get all the comforts of home
