One of three separate cottages, each with full baths located at Rat Barn Farm (don't worry, there are not rats!). The spring house offers a fully stocked kitchen (pots, plates etc), fireplace, king size bed (a cot is available for $25 / night). Horses allowed with an additional fee. Located on a working cattle farm, we are close to GW National Forest, Blue Ridge Parkway, Lexington, Staunton, W & L Univ., VMI, the Maury River and Goshen Pass. Rat Barn Farm is a working cattle farm on 250 acres. This is a quiet, rural setting with three comfortable cottages. No traffic noise here, only some moooing cows, the gobble of a turkey, horses and deer munching on grass.

All three cottages at Rat Barn Farm are recently-totally renovated on original 100-year-old structures. Sometimes, during a warm spell, lady bugs make their presence known in the cottages. We vacuum and clean the interior hours before your arrival. Should a few lady bugs appear during your stay and affect your visit, we will gladly vacuum for you. This is a real, working farm. We want you to be comfortable and enjoy your visit !

Our stay at the Spring House was wonderful! Mare was an excellent hostess and even ensured that we had firewood to use that evening. Speaking of, I highly recommend making use of the log fire place. My husband and I really enjoyed a relaxing evening over dinner and drinks with our friends while our two dogs cuddled up near the fire. The property is stunning and is an excellent spot to get away for those of us city dwellers! One word of caution - certain cell phone networks don't get service, and there is no internet access, which was a blessing in disguise because it allowed us to simply relax and disconnect from the rest of the world for a short while. I also highly recommend taking a walk down High Rock Road during your stay. The views are breathtaking, and it was such a pleasant surprise to stumble on a small creek - with some small waterfalls - along the way! We definitely plan on visiting here again!!

The Springs House is in a beautiful setting . Very peaceful and serene. The house is historic and so nicely appointed. The natural spring is built into the house with wood surrounding it and a stain glass window behind it. We thought it was so cool to be able to see it. Not only is it wonderfully displayed it really is the "Springs House" . This property is pet friendly and our dogs loved being walked around the farm. I never got tired of walking around and seeing the peach trees, the cows and the hills of the country side. Mare and Rich are very accommodating and helpful. One small tip for those who are used to creature comforts, there is no air conditioning in the house. We found the downstairs to always be cool but the upstairs could get warm . We were staying in the house the last few days of June.

The farm is delightfully remote and VERY peaceful. We picked up a brand new puppy, and just hung out with her as she romped around the yard. It was ideal. The Spring House is very comfortable and even nicer than the photos. Mare was great with communication, and Rich welcomed us with a fire already set to light in the fireplace. A true warm welcome! The kitchen has the basics to cook, so we had friends over and a great meal. We'll be back.

Historic and unique spring house with spring inside the home that is on a beautiful farm. Location is central to Staunton and Lexington affording you options to shop, dine and explore trails and attractions in either local. Crabtree falls is also nearby! Great place to just disconnect, unwind by the fire and see a million stars under a sky with no light pollution! My sister and I enjoyed catching up by the fireside with the dogs curled up nearby! If you want a place to unplug and relax- this is the place to go!

Rich was an excellent host! We arrived rather late, but he met us outside as we were pulling up. Awesome, unique space out away from everything, exactly what we were looking for!

Beautiful, peaceful home in such a lovely, tranquil setting. Staying here was like stepping back in time. We loved it.

We went here to get away and they let us know they were close and would be around if we found anything we needed. Showed us the whole place and let us enjoy our stay. It was an excellent getaway and very relaxing.
