We are private owners and this is our vacation home that we are sharing with you. Please be respectful and help us keep the cabin in tip top shape by following all of the rules listed below. If you see anything you think we should know about please give us a call to make us aware of the issue.
Your first payment is due at the time of reservation. This payment is applied to your total, which is due 30 days before your check in. We do NOT offer cancelations or refunds. We recommend that you buy trip insurance; there is a link on our site for Travel Guard Insurance. Please look into this inexpensive feature.
We do not hold a security deposit, but you have purchased the required damage insurance when you reserved your dates which covers accidental damage. If accidental damage occurs or if you see damage upon arrival you must notify us so we can have the item fixed or replaced. Accidental Damage Insurance does not cover malicious damage or that caused by blatant disrespect of the cabin. We reserve the right to charge your credit card for the damages not covered by accidental damage insurance and will report to you immediately if this occurs via email with photos.
Pets are not permitted in this cabin. No exceptions. If you are found to have a pet in the cabin during your stay, you will be asked to vacate the property without refund. Additionally, there is absolutely no smoking permitted inside the cabin. A charge of $500 for additional cleaning will be applied if either the pet or smoking policies are violated.
"Check out is at 10 a.m. EST. No exceptions. Housekeeping must be able to enter the cabin at 10 a.m. Realize that they only have a limited amount of time to get the cabin ready for the next guests, so please be on time. If you have not left the cabin when housekeeping arrives, you will be charged a fee of $100. If your late checkout prevents the next guest from checking in, then you will be charged for an additional night. In the event that guest has not vacated the property by 10 a.m. on the date scheduled for departure and owners or housekeeping find that guest is not present, owner or housekeeper will remove the guests belongings and hold at another location for guest to pick up. (this will only take place in the event the guests late checkout would prevent the next guest from checking in that day. We will make every effort to contact you should this occur). You will be charged a fee of $100 should this occur.
No Fireworks allowed on premises.
No outdoor fires allowed on premises.
No deep fryers on the decks or inside the cabin. (Fire hazzard)
Departure: Renter agrees to leave home in a respectful state. You must load the dishwasher and start it prior to departure. Towels are to be placed in the bathtubs or hung on towel racks for the cleaners. All trash is to be placed in the trash receptacles provided outside. All windows must be closed and locked. There should not be any food or trash left inside the cabin. Turn off all lights and televisions. Make sure all doors to the outside are locked.
If the steps above aren't completed and/or the cabin is left in a dirty and disrespectful state there will be a $100-$200 charge for excessive cleaning, depending on the amount of extra time is involved. Pictures and a write up from housekeeping will be provided to you via e-mail if this happens.
HOT TUB: All children must be supervised by an adult while in the hot tub. The temprature should never be set above 104 degrees for safety reasons. Consuming alcohol while using the hot tub can be dangerous. No glass in the hot tub. Before your arrival the hot tub will be drained, refilled and treated with chemicals. If the Hot Tub is left a mess you will be charged $100 extra cleaning fee. This goes for cans, food, wrappers, cigerettes etc found in the hot tub.
Outside: Do not throw cans, cigarattes or any other gargabe over the deck railings. This is not only respecting nature but cigarettes can start huge fires.
Utilities: The Owner will provide water, heat, electric, trash removal and free local and domestic long distance telephone usage (within the United States). Free Wi/Fi is provided for guests.
Locked Areas: Guest agrees not to tamper with or enter any locked areas containing owners personal effects. If locked areas are found to be tampered with, guest agrees to pay for any damages, loss or repairs resulting from their entry of locked area.
Hot Tubs, Whirlpools, Appliances, Heating and Cooling, etc: Should you have any trouble with the hot tub, whirlpool, the heat or airconditioning or any of the appliances, please do not attempt to repair yourself. Please contact owner immediately if this occurs!
MAXIMUM NUMBER OF OCCUPANTS:The house is to be occupied by no more than 16 (sixteen) persons at a maximum.
Lessee must be at least 25 years of age and willing to provide a copy of a photo ID if requested. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups VIOLATION OF THIS PROVISION SUBJECTS LESSEE TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM VACATION RENTAL.
WEATHER / There are no refunds for inclement weather.
LESSEE assures the LESSOR that the tenants and/or their guests will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner in offensive to neighbors
LESSEE assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant’s guest(s).
LESSEE agrees that any tenant and/or guest who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises
LESSEE and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
LESSEE agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste;
LESSEE agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the LESSEE, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
LESSEE agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones.
Upon not less than 24 hours notice, LESSEE shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs. In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from LESSEE.
LESSEE may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.
If LESSEE abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property.
LESSEE assumes full responsibility for fulfilling the terms of the lease for the period stated and assures the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accordance with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the LESSEE.
CREDIT CARD AUTHORIZATION: By agreeing to this agreement, the Lessee understands and consents to the use of the credit card provided without original signature on the charge slip, that a photocopy, fax or electronic delivery of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include: damages beyond normal wear and tear; excessive cleaning required after your departure, damages to towels and/or linens, damages of any kind to owners personal property, furniture, appliances, locked areas, the above no pet and no smoking policies, etc.
We reserve the right to require minimum amount of nights.
