PARKING: We offer off-site parking. You will be provided a parking spot within 10 min driving distance where you can leave the car for the duration of your stay, or a residential parking permit to park off-street in the neighborhood (for stays 7 days and longer).
The unit is located on second floor in a new construction boutique condominium building. The building features improved sound and thermo insulation, the latest air conditioning system, external 24/7 video surveillance system, security motion and night lighting.

- the open plan fully-equipped kitchen with granite and tile surfaces;
- Living room: full-size sleeper sofa with real mattress & basic digital TV channels (Roku3 with games and various internet channels, Netflix, Amazon etc.), dining table;
- High-quality hardwood floors throughout;
- Bedroom: queen size bed and a closet with extra blankets and linens (shelves emptied and in full disposal of the guests);
- Tiled bathroom with shower (accessible from the living room);
- Wifi;
- Washer/dryer combo unit and laundry rack (fit for small loads only; detergent, iron and ironing board provided);
- recessed lighting throughout;
- independent heat/AC control (wall thermostat connected to the individual Carrier AC unit for the apartment, which guarantees even cooling/heat- no "tornado" window units, space or water radiator heaters!);

We are asking our guests to be considerate of other residents of the building: no partying, loud music, gatherings or anything of that sort. Only guests indicated on the booking form can access the unit, visitors are not permitted. Strictly non-smoking unit. The building has no-pet policy that is strictly enforced.
Late check out (by 4pm) can be arranged only if we don't have another guest checking in the same day. We are not able to offer late check out after 4pm. The guest is responsible for all host expenses/losses in case of holdover (late check out without host authorization), including but not limited to the additional cleaning fee, the rent for additional day, any refunds issued for inconvenience/lost booking to the next guest etc.
Guests are not expected to do any cleaning, but instead to treat the property with reasonable care following basic sanitary rules, and avoiding damage to fixtures and appliances. Please, notify us immediately of any damages/malfunctions discovered upon arrival, in order for us to ensure proper maintenance and good quality services for all future guests. The guest is responsible to the host for any damages that may arise as a result of his stay according to airbnb policy.
By booking this accommodation the guest agrees to waive any tenancy or homestead rights under DC law, and acknowledges that any consideration paid to the host represents a fee for hospitality services.

This is a great unit for a couple. The location is fantastic (a 10 minute walk to metro, zoo, and Adams Morgan). The AC was fantastic and much needed for our June visit. The unit was clean. The only negative was that anyone just walking around in the unit upstairs is loud in this unit.

We stayed here to attend a conference at the Omni Shoreham. It was a 15-minute walk to the hotel each day - less than a mile. Very quiet street but near everything. Perfect for our needs.

This may be the most disappointing experience I've had with Airbnb. The oven did not work, which I thought was just a fluke until I noticed another reviewer had made the same comment. I also had problems with electricity and hot water during my stay. The wifi is very slow; streaming Hulu and Netflix required lots of buffering. (I am assuming the router is actually in a different unit, as I could not find it in the apartment.) The apartment itself is clean and well-located, but very small. This AiriBnb is run like a business; if you're looking for the friendly, personal touches, this is not place for you.

First, for the future guests, there is now a new oven in the unit. Second, the previous guests didn’t mention it didn’t work as they probably didn’t use it much. One of those guests only mentioned it in the review, which was published after Lisa moved in, as it takes 2 weeks by airbnb rules. Therefore, there was no way for us to learn about the breakage rather than from Lisa. Second, Lisa is not truthful in her review, omitting the fact that she was offered to move into exact same unit on the same floor but she instead chose a significant discount for her inconvenience. She demanded BOTH a significant compensation and to move to a new unit, which we couldn’t provide as property was overbooked. Even Ritz Carlton would only change your room if something isn’t working, and will never "forgive" your room rate, especially if it’s non-essential facility like oven (there is another smaller counter-top oven in the kitchen that could still use to bake). The rest of her review therefore about “electric” problems (one! floor lamp didn’t work out of more than 20 recessed lights that worked), unit size etc. is just a bitter retaliation for not getting as much money as she wanted from the unit owner. Lisa also messed up our cleaning crew schedule when she informed us about her late check out less than 24 hours prior to official end of her stay. We wish this traveler good travels and to stay at Ritz Carlton where, hopefully, she will find peace, as she has no appreciation of small aribnb businesses.

My parents stayed at the apartment for a week, and had a great time. The location is great, the apt is spacious and the host was very accommodating. We will definitely be back there.

The place was nice. Only problem we had was the pull out couch mattress was incredibly uncomfortable. I would most definitely recommend staying here as long as you sleeping on the bed and not on the couch

Thank you for being our guest. We haven't heard from you during your stay regarding uncomfortable mattress. It's a standard pullout couch, just the same you would find at hotels etc. A mattress topper can be provided upon guest request

This was a wonderful Airbnb experience. The apartment was spotless and looks just like the photographs. Check in was easy as was check out and the instructions provided are very clear. The apartment came with basic amenities such as sugar, laundry detergent, paper towels etc- things you need when staying for a week but don't want to purchase. Highly recommend
