These rules and conditions apply to the property located on E. Wayne Rd., Palm Springs, CA. 91606.
Full payment to be paid through AirBNB prior to arrival, including a $600 refundable damage deposit.
2. Check- in / Check – out / Duration
The property will be rented for the time specified through AirBNB. Check in is at 3:00 P.M. on the arrival date, unless otherwise agreed. Check out is at 11:00 A.M. on departure date. Early check –ins or late check outs must be previously arranged. Extensions to the stays may be available but must be arranged in advance with the landlord.
3. Treatment of Property
Certain rules apply during use of the property. The unit is furnished and includes appliances. These items must be treated respectfully. Additionally, the following rules must be strictly obeyed:
•The pool and surrounding areas will be used at your own risk.
•You are advised that we are not responsible for any loss or damage to your personal property or for any personal injury, which occurs or is suffered or sustained by any person during their use and occupancy of the home at 2444 E. Wayne Rd.
•Keys (2 sets) must be returned to the lockbox. The renter agrees to bear the cost to replace any locks and keys if the keys are not returned. If key replacement is necessary a $25 fee will be taken from security deposit.
•There is no smoking or burning of candles inside the house. Any evidence of smoking or candles will result in a fine of $150. All smoking materials outside must be extinguished and disposed of properly.
•Avoid excessive noise. There is no playing music outside the house after 10:00 P.M. per Palm Springs Municipal Code 5.25070 (E). (There is a $100.00 fine for noise violations should you receive one.) Please be respectful of the surrounding neighbors.
•Any damaged to the property and missing items will be evaluated immediately upon departure and repair/replacement costs will be deducted from security deposit.
•Pets must be approved prior to arrival. Additional cleaning fees if necessary will be taken from security deposit. CLEAN UP AFTER YOUR PETS – INSIDE AND OUT!
Failure to maintain the property will result in forfeiture of security deposit. Likewise, infractions to these rules may result in the renter being asked to leave.
4. Additional Responsibilities
In addition to the above responsibilities, the renter shall also be required to make sure that all doors are locked prior to exiting the property including all sliding doors and that one set of keys is returned to the lock box. Lock all sides gates. Turn AC temperature to 88 degrees and Pool heat off if appropriate. Set alarm system ON per provided instructions.
The renter will be responsible for keeping the unit clean to the best of his or her ability. This includes all surfaces, the bathroom, and placing all trash in bags in the proper bins next to the garage. Please wipe down all surfaces in the bathrooms and place all used towels on the washer in the garage.

My wife, a school teacher and I bought our Palm Springs property several years ago and have just recently fulfilled our dream of turning it into a vacation rental, allowing us more time to spent there as well.
