This historic Spanish Bungalow features a freshly reappointed interior and exterior. Fully restored, the home was originally built in the 1920s, and boasts authentic charm with stylish decor and original art. Located in the heart of Kerrville.

Boasts authentic charm with traditional white stucco exterior, clay tile roof, cantera stone and wood floors, plaster walls, french doors and windows, and custom lighting (almost all on dimmers).

Mexican talavera tile direct from San Miguel de Allende adorn the entire exterior from the terra-cotta walkway to the front door entry. Curb appeal is through the roof with a professional landscape design complete with lighting (on timers). The house is wrapped in patios, from the side courtyard to the lush backyard. There are mature shade trees, nine redbuds that bloom with vibrant color in spring, and a miniature agave garden in back. There is an abundance of outdoor furniture for dining al fresco and lounging. The side courtyard is floored in cantera stone and offers a cozy spot to observe passers by and enjoy a cup of coffee in the morning. There is a gas grill available for guests.

The owners have furnished the home with pieces from their own collection of antiques and vintage finds from several parts of the hill country and boasts original art. A cool-mix of mid-century classic, Spanish Art Deco with the texture of artisans from Mexico… you won't find anything quite like it. The main living and dining areas are large enough to host gatherings with it's open-concept design and access to the side courtyard. You'll find a comfy sectional to sink into or a swanky glass and brass dining table to enjoy a meal. The well-appointed kitchen is fully equipped with refrigerator, freezer (w/ ice maker), stove and other various small appliances, not to mention a separate coffee bar.

The master bedroom (king-sized bed) is oversized with plenty of room for extra furniture pieces, sitting area, and office/study area. Equipped with flat-screen hi-def television with access to a cable, HBO and Showtime. It's all in the details with high-quality linens, bedding, wooden hangers, provided paper and handmade pencils. The adjoining full bathroom is very unique featuring a custom Mexican Art Deco design mixing glass block, cantera stone and travertine materials. A true walk-in shower that will fit two. A Stackable washer/dryer unit is hidden behind louvered doors for your convenience. Shampoo, conditioner, body wash, plush white towels, hair dryer, iron, ironing board - it's all there for your benefit.

The second bedroom/den features a 42" flat-screen hi-def television with access to a dvd player, cable, HBO and Showtime. There is a glass shelved bar with everything you'll need to mix your favorite beverage. This space can be enjoyed as a second living area or easily closed off and converted into the second bedroom with the use of the sleeper sofa with memory foam mattress (this room also has it's own closet as well), guests can have their own bathroom and make use of the cream and blue talavera tiled full bathroom with walk-in shower and hand-pressed tin light fixture.

The house is equipped with a wireless internet cable modem for convenient access.

This Short Term Rental Agreement (the Agreement”) is made by and between Casa Carmen (“Homeowner/Landlord”) and (“Guest/Tenant”). For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Premises: The property located at 409 W. Water Street, Kerrville, TX 78028 (the “Premises”). An approximately 1,300 square foot residence with 2 bedrooms (one with Queen Bed and the other with sofa bed), 2 full bathrooms, kitchen, living area, dining area, and fenced backyard.

Rates: Daily rate is $200 per night. There is a 13% local hotel tax applied to the total reservation (taxes are not applied to the security deposit or cleaning fee). Airbnb does not allow for separate processing for taxes so the rental rate of $225 per night includes the associated taxes when booked thru Airbnb. Discounts are available for weekly and monthly stays.

Term: Tenant will have full control and use of the Premises beginning at 3:00 p.m. CST on the Check-in Day and will terminate at 11:00 a.m. CST on the Check-out Day.

Security Deposit: A Security Deposit is required at the time of booking ($200.00).

How to Avoid Security Deposit Claims

• No damage is done to the home or its contents, beyond normal wear and tear.
• No charges are incurred to Landlord due to extra cleaning.
• All debris, rubbish and discards are placed in the large blue trashcan located on the side of the house, and soiled dishes washed and placed in the drying rack.
• The unit is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• No early check-in or late checkout.
• The renter is not evicted by the owner (or representative of the owner), or local law enforcement

Cancelation Policy: 50% refund up until 1 week prior to arrival, except fees:

•Cleaning fees and security deposit are always refunded if the guest did not check in.
•The Airbnb service fee (if booked thru Airbnb) is non-refundable.
•Applicable taxes will be retained and remitted.

For a 50% refund, cancellation must be made seven full days prior to listing’s local check in time on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before 3:00 p.m.

RENTAL RULES

1. CHECK-IN TIME is AFTER 3:00 p.m. CST AND CHECKOUT is 11:00 a.m. CST. NO Early Check-in or late checkout.

2. Smoking is NOT allowed.

3. Pets are allowed only with prior approval from Landlord. A non-refundable pet fee of $50 per pet applies and must be collected prior to check-in.

4. People other than those in the guest party may not stay overnight in the property. Any other person in the property is the sole responsibility of the Tenant.

5. The Premises is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. It is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise and hold the Landlord harmless to all claims as such.

6. Keep the property and all furnishings in good order.

7. Only use appliances for their intended use.

8. Parking: The home has two parking spaces (parked in tandem in the driveway) directly in front of the house (for smaller vehicles). Additional parking is the street/curb parking in front of the house.

9. Cleaning: The $75.00 cleaning fee is to clean the Premises once the Tenant has vacated. While linens and bath towels are included with the rental, daily cleaning service is not. We suggest you bring pool or river towels as we do not permit towels are linens to be taken from the Premises. Any undue or unreasonable cleaning necessary as a result of the Tenant’s stay will result in a cleaning charge assessment of $35 per hour with one hour minimum, deducted from the security deposit.

10. Access: Tenant shall allow Landlord access to the property for the purpose of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

11. Insurance: We encourage all renters to purchase traveler insurance.

12. Rate Changes: Rates (prior to confirmation) are subject to change without notice.

13. Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

14. Written Exceptions: Any exceptions to the above mentioned policies must be approved in writing in advance.

What a wonderful stay in this perfect little casita. From start to finish we felt like we were at home! We even had chips and salsa to celebrate our arrival! Laura and Micah were excellent hosts and we couldn't have asked for more!

Beautifully and stylishly decorated home, easy to find, great lights up for the holidays. Thoughtful snacks and waters awaited us upon arrival. Gorgeous back yard, will definitely be back.

This home was so lovely. Every nook was decorated to perfection. Simple, chic and modern. Bedding was SO comfortable on queen and sofa bed which was a nice surprise. Cupboard was full of games and brochures of the city. Only downside which was not hosts issue was in our opinion there was absolutely nothing to do. We were 5 minutes to town but only 3 stores for shopping. Not many restaurant options. Kerrville hills winery was dull and lacking entertainment on a Friday afternoon, decent wine though. Couldn't wait to get back to the house each day. We would definitely go back to the home if it were in Fredericksburg rather than kerrville. I never wanted to leave that home!
