Please be aware of the following Terms and Conditions and that as a guest you have acknowledged by clicking on 'request to book' via Airbnb that you are confirming that you understand the following Terms and Conditions and your guest responsibilities under the 'house rules'!

Check-in time is from 2pm, check-out time is by 10:00am. If you require a late check-out, please advise at least 24 hours in advance and your host will do the best to satisfy your request, although this cannot be guaranteed.

Keys can be collected from an Kingsford office (en-route between the airport and Sydney city), or alternatively your host can arrange to have you met at the property on arrival, however this service may not be available at certain times and a charge will apply for this service. Guests are required to phone representative 1 hour prior to arrival, without exception. This is to ensure that there is someone available to serve you. Your host takes no responsibility for waiting times when checking in.

Your host may be acting solely as a booking agent for certain properties. In these instances you will be provided with the appropriate arrival/departure information. The host takes no responsibility for the actions of the accommodation provider.

Guests Responsibilities:
It is the responsibility of every guest to read and abide by these terms and conditions. It is further the responsibility of every guest to abide by the following ‘Guest Conditions’.

a) Unless reported at the start of a guests stay the most recent guest will be held responsible for any breakages and/or damage to the property and its contents. If not reported the host will charge a $90 administration fee on top of the replacement/repair cost of the damage.

b) Loss or theft of any item is also the responsibility of the guest. This includes the loss or damage of keys, security passes and car park remotes. Any expense will be passed onto the guest.

c) It is the responsibility of all guests to report any issue with the property in which they reside. This includes any disturbance, damage, loss or any possible criminal matter. After hours contact numbers will be provided.

d) Guests are required to show due care and ensure that doors & windows are locked at all times when not in use.

e) Guests should be aware that in most situations there will be neighbours who permanently reside in the building and/or local area. Guests are required to respect the right of every person to have quiet enjoyment of their property.

f) Guests are required to behave in a sensible manner and to keep any noise to a low level between the hours of 11:30pm and 6:30am every night of the year.

g) Guests are expected to keep the property at a level of cleanliness that could be considered acceptable to an average person. Any unnecessary damage resulting from poor cleanliness will be the responsibility of the guest and charges will apply.

h) Guests are expected to leave the property in a condition that would be considered acceptable to an average person. If cleaners are required to make additional charges these will be passed onto guests.

i) The host reserves the right to deny occupancy to any guest at any time before or during their stay. No full or part refund will be provided unless agreed to in writing.

j) The host will charge an hourly rate for administration and workload resulting from guests not abiding by the above conditions. This rate will be provided upon request.

k) The host is under no responsibility to contact a guest before lodging any charges, however the host will typically endeavour to do so, and to have these charges finalised within 30 days of departure.

l) "Pets" are not allowed.

m) The number of tenants must not exceed the maximum number allowed, as shown on the booking form provided by the guest. If a property is reported to be overloaded the tenants will be asked to vacate with no refund made.

n) This property is privately owned. Please respect the owner’s property and do not remove furniture or move furniture around.

o) The description of the premises, position and furnishings are to the best of the host's ability and are in good faith. No responsibility or refunds for alleged misrepresentation can be accepted.

p) Guests must take all garbage to the appropriate bins on departure. Air-conditioning must be off, used dishes & glass ware loaded into the dishwater and ensure the door is locked on exit.

q) It is the responsibility of all guests to read all information provided when checking into the property.

r) Property is non-smoking.

s) The property is to be used for the sole purpose of accommodation. Parties, gatherings, meetings, photographic shoots, commercial use or any other non-accommodation use is strictly forbidden.

t) Should any of the above responsibilities not be adhered to, additional charges will apply.

Great location, very nice building on a quiet street. Playground nearby for kids to play. We really enjoyed walking around the area. Apartment is very nice, exactly as described. Sofa bed was a bit worn otherwise everything is great.

Andrea was very responsive and flexible and provided clear instructions. Apartment was pleasant. Bedroom has no door and horizontal blinds to separate it from the main living space and the beds were rather firm but otherwise everything was comfortable. Bathroom is nice and spacious with a large tub and shower. Wifi and TV worked perfectly and there are lots of outlets to plug in any personal devices. Nice view of the city, including the bridge from the balcony. Location is convenient and quiet and families with children will appreciate the park down the street.

Great location. Quiet neighbourhood. Andrea was very quick to respond at all times and very helpful.Apartment average. Photos don't reflect the actual size.King size bed is perfect although sofa beds very uncomfortable. Definitely not suitable for 5 adults.

Amazing place and host. Really close to the botanical gardens and the opera (walking distance) the place is perfect for families and the sauna and the pool are great. Thanks for everything and I really hope to stay there again.

Great apartment, very clean and tidy and also very roomy. Good beds, bathroom nice and big with washing machine and dryer. Host was easy to contact and instructions were very clear and easy to follow for the likes of check in and checkout. Great value for money in great location, would stay again!

The host had fantastic communication, very thorough instructions, no problems. The apartment is spacious enough for 5, main room is very comfortable and has great cupboards, the 3 on fold out beds experienced average to fair levels of comfort as expected from fold outs. The balcony is a great amenity and has a wonderful view of the city and the top of the bridge. Free tea and coffee making facilities were appreciated. Tv and wifi worked perfectly. The location of the apartment is fabulous, so close to the harbour, finger wharf and a great outdoor 25m pool, boy Charlton. We walked to the opera house through the gardens 3 times and it is an enjoyable walk. There are fantastic cafes and restaurants in wooloomooloo and potts point. We never felt unsafe in the area. There is some late noise from the pubs surrounding. The secure parking is a great amenity. We used the pool and sauna in the complex which are ok. Overall good value, close to the city, free parking, wifi and you get a view!!!!
