This seaside home 50 feet from the beach is perfect for families or groups with great views of the beach, ocean, and cliff walk. It sleeps 11 with 4 bedrooms and 2.5 baths with open living area, deck, and gas grill. There are 4 queen beds and 3 twins and all you need for bed, beach and cooking. The pool table and ping pong table in the garage add to your entertainment options. It is close to beaches, bird sanctuary, wildlife refuge, 5 golf courses, 2 movie theaters, shopping dining, tennis.
This is a beautiful, modern home on a beach front compound located on Middletown's Easton's Point overlooking Newport's famous Cliff Walk. Rates vary depending on the month and day. My weekend nightly rates are fixed, but the rates for additional nights for a long weekend are flexible and negotiable. Please email for long weekend pricing. The master bedroom has a queen and two twins with full bath. 2nd bedroom has a queen, 3rd has a queen and a twin and the 4th bedroom has a queen bed with full bath in hall. Open living/dining/kitchen is perfect for entertaining. Enjoy colorful sunsets from the living room and deck. Just bring your clothes because this home has everything you need for a great vacation. This home has off street parking for a maximum of 4-6 cars in the driveway. There is no parking on the street where ticketing and towing is enforced.

Community Amenities: Activities at your doorstep include swimming, surfing, windsurfing, kayaking, canoing, and sunbathing on Newport's Easton's (1st) Beach. On the rocks to the left of the beach enjoy fishing and snorkeling. Easton's Beach has a playground, snack bar, merry-go-round, and aquarium and live weekly entertainment. Middletown's Sachuest (2nd) Beach 'Surfer's End' is just 1/2 mile away with the best surfing in RI. Families with young children will enjoy Middletown's 3rd Beach 1.5 miles away with no waves and a boat ramp with windsurfing at the north end. Just a short walk to popular restaurants and pubs including Johnny's Atlantic Beach Club and Flo's Clam Shack. The Cliff Walk and Bellevue Avenue shopping and mansions are just 1 mile away and Newport's waterfront wharfs, yachting, restaurants and shopping are 2 miles away.

I provide details on getting the key pad code or key by email or phone prior to arrival. You will be able to enjoy the entire home, deck, lawn and ping pong area in the garage. In addition, I own the beach in front of the house that you are welcome to enjoy accessible by a right of way path. You can fish off the rocks to the left of the compound. Enjoy our expansive lawn with gardens and beautiful views of the beach, cliff walk and ocean.

I also require a $500 security deposit on arrival depending on length of stay. I do not rely on past guests to clean for future guests. Therefore, I also require a cleaning fee of $300 and 8% RI vacation rental tax paid by credit card through this site. Sheets and towels will be laundered at the house during the turnover process. Depending on how the home is left by the guests and the amount of linens to be laundered, excess cleaning may be charged at $35 per housekeeper per hour and deducted from the security deposit. This home is on an ocean and beach front compound with 2 other homes. I have another 4 bedroom and 5 bedroom home next door that is also available for rent once you have booked this home. My homes have parking for 6 smaller sedans or 4 large SUV's. Ticketing and towing is enforced by the town of Middletown.
RI requires 8% tax on rent and cleaning.
This home is in an upscale residential neighborhood. This is not a "party house." I do not allow guests on the property other than those staying at the house up to my maximum occupancy of 11. There are quiet hours between 10pm and 10am for the quiet enjoyment of all surrounding neighbors. Loud gatherings on the deck, in the house or garage after 10 pm and young children playing at the swing set before 10am are not allowed. I do not allow smoking or pets. Please treat my home as you would your own.
Accidents happen and we realize that some accidents are simply the cost of doing business. We would much rather have you let us know when an accident happens or if you find something broken so that we can replace or repair the item and you can enjoy it for the rest of your stay. We do our very best to be fair in what we deem as the cost of doing business versus disrespectful, negligent or purposeful damage. We promise to be fair with you and ask that you report damages to us immediately.

-Wi-Fi: Choose Netgear 34/2.4 and the password is bluecomet646.
-Smoking: Please do not smoke in the house. You may smoke on the decks or lawn. Please use the ashtray on the dining room shelf or a shell from the beach. Please do not throw butts on the lawn, driveway or extinguish them on the decks, railings, mailbox or house. Evidence of smoking in the house causes loss of security deposit.
-Pets: I have a no pet policy for the comfort of all guests.
-Security: Please lock doors and windows when away from the house.
-Heat: For heat use the upstairs thermostat on the wall in the hallway only. This thermostat will not control the AC. If in the on position it is on an automatic setting pre-programed with a rotating schedule. It may be overridden manually until the next auto time change. The upstairs bedrooms have thermostats on the radiators that can be controlled for your heating comfort. Snowflake is off and 4/5 is full on. Please keep the setting on auto. If the thermostat is stressed it will automatically adjust in temperature.
-Air conditioning: For AC use the thermostat on the wall in the kitchen only. This thermostat will not control the heat. Please set to auto on and adjust as needed. Please do not set the temperature below 70. If the condenser freezes, you will be responsible for all repairs. If the thermostat senses that the unit is stressed it will automatically adjust in temperature or completely shut off.
-Windows: Please keep all windows closed when using the heat or air-conditioning.
-Parking: Please Park only in the driveway. Drive can fit 4 large SUV's or 6 small sedans. Ticketing and towing is enforced on the street. Please do not park on the grass, cobblestones or lawn due the high potential for damage.
-TV's: Use the cox remotes to turn on the TV's. Each TV has a cox digital box. Please do not disconnect or remove the box. I do not own the boxes, just rent them and will be charged for missing boxes. The TV response to the remote is delayed up to a few minutes. Please be patient. If you have a problem please call Julie.
-Gas Fireplace: To start the fireplace, gently press the switch on the right wall of the fireplace for time desired. Please be patient as the response is delayed. If the fireplace does not light please call Julie.
-Garbage and recycling: garbage and recycling must be at curbside on the left of the driveway facing the street placed 3 feet apart Thursday morning by 7am if in residence. Garbage must be in the town “pay as you throw" yellow bags in the gray bin located in the garage. Please use the 13 gallon bags provided under the kitchen sink for all garbage. Then place those white bags in the yellow bags provided and set up in the garage. Extra yellow bags can be purchased at all store in Middletown. The yellow bag is placed in the gray bin when it is full. No loose garbage or white bags can be in the gray bin. The town will not remove garbage in that case and you will be charged for removal at checkout. If garbage has to be separated from recycling by housekeeping at checkout it will result in excess housekeeping. There is mandatory recycling in Middletown. Bottles, cans and plastic with 1-7 are recycled. Paper, tinfoil, newspaper, magazines and cardboard are mixed stream in the blue bins. There are two baskets in the louvered closet in the kitchen for all recyclables.
-Towels: Please use only beach towels at the beach. Beach towels are located in the laundry closet on above the washer and dryer. Please use only the comforter provide in the garage for the beach. Bed and bath linens are for use in the house only. All bath towels are located under the sink in each bathroom.
-Outside Shower and beach gear: Please rinse off using the outside shower located under the deck after going to the beach. Please rinse all beach chairs, toys, kiddie pool and boogie boards and put in the garage at the end of the beach day.
-Hose: After using the hose, make sure the water spigots are completely closed. If not you will have very low pressure and no hot water in the showers upstairs.
-Deck umbrella: please close the deck umbrella when you are not on the deck due to the potential for wind damage. The wind will take the umbrella and table off the deck or through the windows.
-Sand: Please try to keep the sand out of the house by rinsing your feet after coming from the beach or leaving shoes at the door.
Please air dry and shake all beach towels before bringing them to the washer and dryer. The sand will damage the machines.
-Grill: To start the grill please use this sequence or it will not light. Open the hood, open the gas valve, turn the first grill knob to the left, press ignite or use the lighter, then turn the other knobs on, close the hood to heat up, grill, burn off the excess food, turn off all knobs, close gas valve and cover. I provide one extra full tank. Please call Julie if you have any issues with the grill.
-Check-out: In summer, check out is strictly at 10am. Please do not request later checkout the day of departure. In winter and spring, please discuss checkout with Julie as times may be flexible. At check out, in winter please put the heat thermostat on 55 and in summer the AC on 72.
-Cleaning Fee: There is a cleaning fee. I do not rely on guests to clean for future guests. Minimum charges will apply. Excess cleaning charges can be avoided by disposing of garbage properly, washing towels and washing all used pots and pans and running the dishes through the dishwasher.
-All bed linens will be washed by the housekeeping staff during turnover. Please do not wash the sheets, blankets, comforters or pillows. If you dirty any blankets, comforters or pillows please tell Julie so they can be professionally cleaned. Please keep up with washing of towels during your stay as excessive dirty towels will increase cleaning charges. Please do not overload the washer or dryer due to the high potential for damage to the machines.
-Damage: For questions on the operation of any appliance or if you find something broken, especially, the garbage disposal, drains, toilets, fireplace, internet, cable TV, or any appliance, please call Julie as soon as possible so it can be repaired by a professional or replaced to prevent compounded issues for the continued enjoyment during your stay.
-The neighborhood: Please respect my neighbor's rights to the quiet enjoyment of their property. Please be quiet on the decks and outside lawn area between the hours of 10pm and 10am.
