Beautiful 3-bedroom escape on 3.9 open acres, under 1 mile from Branford Point Beach. Enjoy a large backyard pond w/ dock & rowboat, a 100 yd golf practice area, projector & screen for movie night - all just a 10 min drive to Yale & New Haven.

The outdoor activities make this house feel like a country home. You can birdwatch for hours - either on the deck or on the pond. You can hit golf balls, hang out on the pond in the rowboat or relaxing on the dock. Each activity can be supplemented with the use of either a charcoal or gas grill. Head down Breezy Lane and head toward Branford Point Beach just under a mile away - a nice walk, a pleasant bike or hop in the car if you're bringing a cooler.

Inside the house, each of the 3 bedrooms spaciously accommodates two with at least a queen-sized bed in each room. There is also a 4th bedroom, set up as an office, for business travelers. The house features thermostat controlled central air and heat, and a fireplace to cozy up next to.

The house features a fully equipped open kitchen with everything you need to cook meals during your stay. There is a keurig coffee maker (k-cups not provided) in the kitchen so don't forget to bring your own k-cups!

We have a large dining table that comfortably seats 8-12, and a breakfast table for 3-4.

The living room features a 50 inch flat screen TV with premium cable/DVR, along with local channels. To the extent your party is larger than 6, we have two comfortable queen-sized air mattresses that can be used on the spacious main level (additional fees apply for extra guests).

Full house renters will have access to the 3 upstairs bedrooms included in the photos, which includes: the master bedroom and bath, 2 guest rooms and a full guest bath. Guests also have access to the fourth upstairs bedroom, set up as an office with two desks.

The main bedroom (Master Bedroom) features a king sized bed (linens included), night tables, and an en-suite bathroom. *Please note, there is a closet in this bedroom that is kept locked to hold some of our personal belongings. There is a full sized armoire in the room with plenty of hangers and shelves available for your use.

The second bedroom (Guest Room 1) features a queen sized bed (linens included), a night table, and a large closet, entirely available for guest usage. This guest room includes full cable television.

The third bedroom (Guest Room 2) features a queen sized bed (linens included), night tables, and two small closets, entirely available for guest usage.

Guests also have access to the main level, which includes the large family room, kitchen and dining room. Outdoors, the main level leads to the upstairs deck, which has outdoor dining furniture and a gas grill. Guests also have access to the entire yard, including access to the pond and golf practice area.

**Please note that guests will not have access to the basement, a separate living space reserved for myself and Amy when we come to Branford (we live in NYC, so won't typically be on the property during your stay) and sometimes for our family members or friends.

As such, in the unlikely event that one or more of us is there at the same time as guests (we try not to book it that way), please note that Amy and I may be around from time to time in the yard. We will most likely be either landscaping or doing other work around the house, but as guests, you and your group will be granted priority and the utmost privacy.

Single or double room renters will have access to guest bedroom 1 or 2, the guest bathroom, the main level common area, and kitchen. Room renters will not have access to the master bedroom or bath.

Guests also have access to the main level, which includes the large family room, kitchen and dining room. Outdoors, the main level leads to the upstairs deck, which has outdoor dining furniture and a gas grill. Guests also have access to the entire yard, including access to the pond and golf practice area.

All guests will have access to one garage parking space and two additional outdoor parking spaces. The outdoor parking space immediately to the right of the house is reserved for Amy and me, but we will let you know beforehand if we plan to be there during your stay.

Amy and I are both available to answer questions via email, phone or text. If we happen to be staying in the basement while you're there, we'll come up and chat. Both of us spent 4 years in the area at Yale, and have spent an additional 10 years in Branford.

Welcome! We’re very glad you’re staying with us and hope you have a wonderful stay. We ask that you abide by the following house rules. We want you to enjoy your stay as much as possible. Following these few simple rules will keep things running smoothly and allow us to continue having guests in our home!

Check-in/Check-out, Number of Guests, and Keys
1.Check-in is any time after 3:00 p.m. Check out is by 11:00 a.m.
2.As a reminder, only the number of guests included on your reservation should be staying at our home. Extra guests who are unaccounted for are not permitted.
3.Keys will be available in a lockbox attached to the front door. Ask me for the lockbox code a day or two before you check in.
4.Please leave the keys where you found them when you leave the house at the end of your stay.

5.Please be respectful of the neighbors (there are just a couple of houses in the vicinity) by keeping the noise down, limiting the amount of traffic in and out, and keeping the driveway clear.
6.There is NO SMOKING in the house or on the deck with the door open.
7.PETS are allowed but you must get our approval in advance. Please note that pets are NOT ALLOWED on the furniture. If you are going to bring a pet into our home you must bring your own pet food, food bowls, toys, and bed.
9.Please do NOT lock the door that connects the kitchen to the garage.
10.Please do NOT attempt to set the house alarm.
11.Please note that there is no daily maid service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. The unit will be cleaned before you arrive. We ask that you please leave the house in this same condition when you leave (e.g., please clean up after yourselves, including putting food away and wiping down the kitchen counters). Please note: Our nominal cleaning fee covers basic cleaning, washing bed sheets, etc... If a more substantial cleaning is needed, we will take this out of the security deposit at a rate of $15/hour.

Interior of House
12.Help us protect our furniture! Please use coasters on all surfaces, including the dining room table, the side board in the living room, and the coffee table. You can find the coasters on the dining room table.
13.Be eco-responsible. Turn off unused lights and recycle (containers provided in the kitchen and garage). All we ask is a little common sense and some good will. Keeping our energy bills to a minimum helps us to keep our rental rate lower for all of our guests.

Kitchen, Food, and Drink
14.You are welcome to use all of the tableware, pots, and pans in the kitchen, as well as the toaster and coffee-makers.
15.You are welcome to use the dishwasher and detergent, which is stored under the sink.
16.You are welcome to use our dishtowels, paper towels, and the cleaning supplies that are stored underneath the kitchen counter to the right of the refrigerator.
17.With regard to food, we ask that you use common sense. If you were using Airbnb to allow guests into your own home, consider what you’d be OK with guests using. We are ok with guests using things to cook with – salt/pepper/spices, oil, butter, etc. Things that you’d eat to satisfy hunger, we’d ask that you not eat and that you provide your own food.
18.Please provide your own drinks – especially alcohol. :)
19.Before you leave, please tie up all used bags of garbage and put them in one of the two garbage containers in the garage. Please be sure the tops on the containers are closed tightly.

20.We have provided clean bedlinens for you to use in each of the bedrooms. We have also provided extra bedlinens in the bedroom closets.
21.Please strip the beds and leave dirty bedlinens on the floor of the bedrooms at the end of your stay. This will assist us in getting ready for the next guests.

22.We have provided toilet paper and clean towels in the bathrooms for you to use. We have also provided extra towels in the bedroom closets.
23.We have provided shampoo and body wash in the guest and master bath showers. Please DO NOT use our toiletries, which are stored in the master and guest bathrooms. travel-sized toiletries in the bathroom on the ground floor, as well as
24.Please leave all dirty towels on the floor of the bathrooms at the end of your stay.

Laundry Room
25.You are welcome to use our washer and dryer, which are located in the closet at the top of the stairs.
26.Please DO NOT wash the bedlinens or towels.

Deck and Exterior of House
27.You are welcome to use the grills on the deck, but please remember to TURN OFF THE GAS and/or ensure that the charcoal is burned out when you are done!!
28.You are welcome to set up and use the umbrella for the deck table. That said, we are in the process of replacing the weighted base. So unfortunately it will not stay up in windy weather. In fact, it could blow (URL HIDDEN) take great care. Please COLLAPSE the umbrella and return it to the deck floor when you are done (otherwise, the umbrella and table might blow over – It has happened ).
29.Please note that there may be ticks in the backyard during the summer months; we recommend checking yourselves for ticks when you return to the house after being outside.

This place was gorgeous. Very clean! Perfect location. Walking distance to grocery stores. Perfect getaway.

Everything was clean and in a good condition. Our children (ages 3, 3 and 6) enjoyed a local beach which is 20 minutes by foot or 5 minutes by car. Yale University with its many attractions is also a short drive away. There is also a good grocery store a few blocks from the house.

Mike and Amy were great hosts, communicating easily and clearly with us before and during our stay. Their home is extremely clean and comfortable, and easily accommodated our family: two grandparents, two parents, a 4-year-old, and an infant. Two of the bedrooms are very spacious, and in addition there is an office space which was perfect for putting our baby to sleep in his own room. Although we did not take advantage of the yard and pond, we enjoyed watching an egret come and go across the pond, and also enjoyed the local beach, Branford Point, which is just a mile away. We discovered only after some tricky distant street parking that we could have purchased a pass from town hall to park in the beach parking lot, which would certainly have been a lot easier with the kids and all the stuff. It is an easy 25 minute drive to Hammonasset state beach, where we also had a great time. There is a grocery store (Big Y) just around the corner from the house, and the kitchen is well supplied with cooking gear. In general, this is a comfy second home with plenty of amenities (including a pack n play) to make it a great home base for your family vacation.

Very large and secluded (apart from one neighbour) detached house in Branford, Connecticut. The beds were super comfortable and the air conditioning (needed very much in July and August) effective and quiet. Great base to explore the Connecticut coast and inland areas.

Great place, clean and nice. The area is quiet and calm. Though Amy and Mike weren't there for receiving us, they were always available on (SENSITIVE CONTENTS HIDDEN) to answer every question we had and gave clear instructions for everything. Their place is good for families, we are 5 and all of us felt very comfortable. We totally recommend it!
