RENTAL RULES, TERMS & CONDITIONS
1.By booking this Property you are agreeing to these rental terms, rules, and conditions.
2.Smoking is NOT allowed inside the Property. This is rented as a non smoking property.
3.Dogs considered with owner authorization and with an additional non-refundable pet deposit (or an additional $ 25.00 per night charge for pets). No cats.
4.Maximum Occupancy: Please do not exceed the maximum occupancy listed, which is six (6). Additional charges will be assessed for additional Guest (staying overnight) at a nightly rate of thirty five dollars ($35.00) per person.
5.The Five Hundred Dollar ($500) security deposit is due when the reservation is booked and will be refunded five to seven ( 5-7) days after check out and following an inspection of the Property. The security deposit will be refunded provided there are no deductions for damage to the Property, furnishings, theft of property, excessive cleaning (necessary for stains), etc.
6.A reservation must be cancelled at least thirty (30) days prior to the reserved date (start of stay) for a full refund. After that point no refund will be processed. The reservation serves to reserves the bookings and hold the dates for you!
7.Insurance: Guest are encouraged to purchase travelers insurance and have insurance for their own personal property, vehicles, and other possessions. The owner does not insure or protect your personal property while in or on the Property as a Guest renter.
8.The check-in time is 3:00 p.m. on the reservation day, no early check-in please. The check-out time is 11:00 a.m. (after the last reservation night) with a twenty five dollar ($25.00) per hour charge thereafter (the cleaning company normally comes in after each stay to clean the Property for the next Guest, so please be kind and check-out as scheduled.)
9. Payment: Acceptable payment methods are personal check (which can be mailed and Payable to: Brian Flint, at: 9205 W. Quail Ave., Peoria, AZ 85382) or with a credit card through the site.
10.The Guest renter is responsible for any damages caused or sustained while the Property is in their possession including any damages caused by their party members or other guests.
11.People other than those in the Guest party set forth above may not stay overnight in/on the Property. Any other individual(s) in/on the Property are the sole responsibility of the Guest and the Guest will be responsible for the actions, damage, etc. that other individual(s) cause. Guests are not allowed to exceed the occupancy limit agreed to above.
12.Guests should not create excessive noise at a level that disturbs neighbors.
13.The owners are not responsible for any slips, trips, or falls, on stairs or steps, either inside or outside the Property, especially those which could involve rain, snow, or ice. The Property is accepted in an “as is” condition and if the Guest notices any unsafe conditions or hazards the Guest will notify the owner immediately.
14. The owner is not responsible for accidents or illness that occurs while on the Property. The Guest should reasonably inspect the Property and if something is deemed hazardous or unsafe report it immediately to the owner.
15.The owner is not responsible for the loss of personal belongings or valuables of the Guest. Guests are expressly assuming the risk of any harm arising from their use of the Property or others whom they invite to the Property. Guests are assuming any risks of use.
16.Keep the Property and all furnishings in good order, as they were upon your arrival.
17.Only use appliances for their intended uses and purposes. Normal use assumed.
18.Parking: Parking is limited to one or two (1-2) vehicles due to the driveway size. Vehicles are to be parked in designated parking areas only. The septic field is directly in front of the marked parking (the rail road ties are used for parking stop markers).
19.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the Property rental, daily maid service is not included in the rental rate. Towels, liens, and all other household items are not permitted to be removed from the Property. A cloths washer and dryer is provided.
20.Garbage: Any garbage must be stowed in the proper garbage receptacle.
21. Fireplace: The fireplace is vented so check to make sure the flue is in the open position before starting a fire. Do not leave fires unattended. Do no throw objects or materials, or other combustible materials, in the fireplace.
22.Water and Septic: The Property is on a well and septic system. The mineral content in the water is high. The septic system is very effective; however, it will clog up if improper materials are flushed. DO NOT FLUSH anything other than toilet paper. No feminine hygiene products should be flushed. If it is found that feminine hygiene products have been flushed and clog the septic system, the Guest will be charged for any related cleaning or septic services necessary to resolve the problem.
23.Since the Property is on a septic system there is no garbage disposal is in use. Please scrape dishes after use into the trash and do not place large food particles, etc. down the kitchen drains. Only dirty water. NO grease down the drains please.
24.Storms: If there is a storm, snow, or other such weather conditions, no refund will be given as they are beyond the owner’s control. The roads to the Property are paved but rural and may contain snow or ice during winter months. Driveway is dirt / gravel and subject to weather conditions. However a four wheel drive is not necessary to access the Property. Normal vehicle access is usually the case and sufficient.
BY RENTING THIS PROPERTY YOU IMPLICITLY AGREE TO COMPLY WITH THE ALL OF THE RULES, TERMS AND CONDITIONS OF THE PROPERTY.
