Welcome to Pinegrove.
Thank you for choosing to stay at our home, it is a fabulous place for getting around Dundee and the surrounding areas or just staying in and chilling out.
Pinegrove has everything you could possibly need for a great stay in the best area of Dundee. Within 2 - 3 minutes walk from shops, cafes, restaurants & bars. It is a very light and airy home and is perfect for family and friends getting together with large living space.
A Little History
Pinegrove was built in 1844 for a timber merchant and his family. It is steeped in history and was built during a time when extreme wealth and poverty divided Dundee. We have come a long way since then and the house has seen many transformations in between being built as a home and our buying it as our own family home. It has been the Pinegrove Hotel, the proprietor of which, one Louis Meotti, was interned along with many others as a possible Nazi spy in 1939; it has also been a nursing/memorial home (the plaque is located in the hall) and a university teaching building.
Many people in Dundee have a connection to the house and we love to hear the stories, if you have any please be sure to let us know!
Many original features have been retained, ornate ceilings, hand carved staircase, original bronze commemoration plaque at the front door, ornate feature fireplace, high skirting boards and bay windows. It also has a fabulous view of the Tay Rail Bridge, the Tay and beyond to Fife.
There are two spaces with the house that are marked on the wall with small signs “334d”. These sit in the centre of the space so please park with these in the centre of your bonnet/boot. There are also white marks on the ground indicating the width of the spaces. It is only fair to our neighbours, who all have cars, that they are able to park in their own spaces at all times – please respect this. There is plenty of on street parking on Blackness (the hill in front) or to the left along Perth Road. Additional cars may also be parked along the fence of our property if the space is free.
This is our home and we remove our own shoes at the door. We would be very grateful if you would also PLEASE REMOVE YOUR SHOES AT THE DOOR AND NOT WEAR SHOES IN THE REST OF THE HOUSE. Please bring your slippers or let us know if you don’t have any and we will provide some clean ones for you.
Please do not smoke anywhere in the property, smoking is only permitted outside. There are seats on the patio by the kitchen where you may enjoy your cigarette, pipe, cigar or vapour device.
The hot water is permanently on so there is no need to do anything. In the unlikely event that the water runs cold then you have simply used it all and have to wait on the tank heating again. Please do not adjust the settings on the timer control panel as this does not affect the water, the water is heating constantly via a separate control switch.
The heating is timed to come on in the morning, afternoon and evening. This is usually more than ample to keep the house warm and comfortable. If you need a heating boost go to the closet/cupboard in the kitchen, locate the heating control panel and simply press the large button on the right marked “HEATING ADVANCE”. This will turn the heating on until the end of the next timed cycle. Please do not adjust the settings.
The wifi router is located by the chess table in the living room and the network name and access code are shown on the rear of the box.
The curtains in the kitchen, master bedroom and living rooms are all on cords, please don’t try to open or close them without the cord as it comes off the rail easily and is hard to replace.
The curtains in the front bedrooms to the house do not have cords.
Cleaning & General House Keeping
If you have paid the additional laundry cleaning fee then you can leave the cleaning of bed linen and towels to us. Otherwise please leave the house as you found it.
If you would prefer we can arrange for the house to be cleaned on your departure to return it to the same condition as you will find it when you arrive, this is £60. If you would like to add that option to your booking please let us know in advance.
Please put DVD’s, books, crockery, cutlery, etc. back in the places you found them and in good order. If you have had any need to move furniture please make sure that is all back in the correct place too.
Please tidy up after your little ones be they pets or children.
In general - please treat our home with respect, the way you would hope that guests would look after your own home
We leave/have left dishwasher tabs for your use. Please clean dishes and empty the dishwasher before you leave if you have used it.
The laundry cleaning fee does not include cleaning of the house or the oven so if you have used it please ensure it is clean before you leave. Additional cost for OVEN CLEANING = circa £70.
Pets are allowed with prior discussion and agreement only and this all depends on if the guests arriving after you have allergies, we need to be certain however that the little fury creatures do also observe the house rules. No pets are allowed on any furniture including beds, sofas, tables or chairs. Our blankets, cushions, towels, etc. are not for pets so please ensure they are sleeping on something you have brought with you. We are pet lovers but not all of our guests are and some do have pet allergies. With this in mind we ask that you clean up thoroughly after your pet, there is a vacuum cleaner, mop and bucket in the kitchen.
Same sex groups/stag, bachelor or hen parties/age restrictions
Please contact us prior to booking if you are a same sex group, stag/bachelor party or if all/majority of your group are under 25.
Area – West End, Dundee
The West End is a very popular place to be and is excellent for restaurants, bars and small local shops. Check out our (SENSITIVE CONTENTS HIDDEN) page and/or review sites for recommendations. On Perth Road (out of the drive and turn right) we can highly recommend the following:
Restaurants/Cafes: Pacamara (great breakfasts and light bites); Café Montmartre (excellent French cuisine); Piccolo (Italian and British food with the best fillet steak in Dundee); Tonic (a great bar serving massive selection of burgers and owned by our good mate Jamie),
Produce/Deli: Frasers, just along the road from the house Fraser sells fresh veg and a great selection of deli items.
Old style: Fisher & Donaldson, an old style bakery with a small team room to the rear.
Pizza Takeaway: yes Dundee has Pizza Hut and Dominos but our favourite pizzas come from Luigi's, give it a try, they’re great.
The Space - Bedrooms, living space, bathrooms & gardens
Approximate dimensions for the rooms are shown to give an indication of the vast amount of space Pinegrove provides.
Large Dining Kitchen (dimensions 15' x 13' / 4.6m x 4m):
Fully fitted with all usual amenities and the freezer is stocked with plenty of ice for your arrival.
Large table which comfortably seats 8 guests with additional chairs available around the dining table for larger parties.
There is a Nespresso machine with a few pods to get you started (feel free to bring your own pods too). There is also a Nutribullet for smoothies and a Bose stereo with iPod and iPhone connections for music.
Hallway (23' x 8' opening to 16' / 7m x 2.5m opening to 4.9m):
There is a WC, a well-stocked bookcase and a piano…however we’ve been told the piano cannot be tuned so it is for decoration and the tone deaf only.
Large Living Room (dimensions 30' x 17' / 9m x 5.3m)
This huge room comprises a dining table for 8 in the bay window, a marble chess table with chesterfield armchairs, two large sofas, an armchair, a 42" LED TV, Sky TV plus a large selection of DVDs and a feature fireplace.
Main En-suite Bedroom (20' x 15' /6.2m x 5m) – king size bed
This is a huge bedroom with ornate ceiling, fitted wardrobes and large en-suite shower room with a king-size bed and lots of room for extra child beds/cot if needed.
Front Upstairs Bedroom (15' x 15' / 4.5m x 4.5m):

This is a large open space with high ceiling and ornate plasterwork.
Also on this floor is the family bathroom with WC, sink and bath with over bath shower.
LOWER GROUND FLOOR
Stairs from the main hall lead to the lower ground floor hallway and large bedroom.
Bedroom (17' x 29' / 5m x 9m):
This is another huge bedroom with a table football table dressing table, etc. plus…
1 x king-size bed
1 x sofa bed (with lots of room for extra beds if needed)
We can also bring in and set up a 6’ snooker table in this room by prior arrangement at a cost of £50.
There is a patio off the kitchen and small garden at the rear leading to the large communal gardens - lots of space for children to play or for BBQs.
Parking spaces (signed 334D for 2 cars, additional parking directly in front of property), we do ask that you let us know if you need more than 2 spaces please. See earlier section on parking for full details.

I am a thirty something girl with a lovely family of three children, two cats and a wonderful partner Ed. We are co hosts of our own AirBNB property in the fantastic city of Dundee. We have high standards as hosts and look for the same in the properties we book to stay in. Often we stay as a couple however our children do like exploring new spaces too so at times we are a family. We will look after any house we stay in and always adhere to the house rules, would be very hypocritical if we didn't as we insist that before we approve any guests at Pinegrove:)
