Two sets of keys (a key & swipe for each set) will be provided and can be picked up at the Concierge.
Loss of keys will be charged to the Guests. The replacement cost per card/key is minimum AUD200.00.

You agree to comply with the booking terms and conditions and any other rules made by the building management and ensure that they are observed by all members of your party.
The property is to be used strictly as residential dwelling for residential purposes by the guest(s) and the number of occupants nominated on the Guest Register Form. The property is not to be used for any other purpose or by any greater number of occupants. The use of the Property for a function, a party or other like gathering is STRICKLY PROHIBITED. If you use the property for a function, a party or other like gathering or other than as a residential dwelling for residential purposes:-
(a) Your reservation of the property will be terminated.
(b) The Guest(s) and other occupants of the Property will be removed from it.
(c) The Guest(s) agrees to pay an additional Tariff for un-used nights.
You agree to keep and leave the Property and the furnishings, kitchen equipment, crockery, glasses, clean and in good condition.
You agree not to cause any damage to the walls, doors or windows of the Property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring apartments.
All damages, breakages or losses to the property, furniture and furnishing are to be reported in writing and paid for by the guest immediately. Should you discover a fault or breakage when you arrive please advise us initially by SMS or phone call then in writing or we will consider those the responsibility of the current guest and charge accordingly. Funds will be deducted from the Security Deposit if we need to make a claim which may include, but is not limited to, the following: excess cleaning fees, damage or breakages, excess garbage removal, late check out. When the total amount claimed for damages exceeds $150 AUD, a management fee of $50 AUD applies.
You agree to take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property, except where the damage or loss is caused by our negligence. We cannot accept responsibility for personal property such as cameras etc that are left unattended in common areas such as the pool, spa and gym. We hold any belongings left in the apartment for a period of 3-months. It is the guest's responsibility to organise postage or a courier to receive their belongings back at their own cost.
Excess noise or behaviour that is threatening or excessive to neighbours will not be tolerated. We ask that children in your group refrain from playing in the lifts and unaccompanied in the pool/spa area as this could be dangerous for them. Guests that are making excess noise or damaging a property can be given 3 warnings and be asked to leave the property and no monies will be refunded to the guest.
Any reports of unsatisfactory cleanliness of premises must be reported immediately. Garbage chute is available down the hallway on the right past the lifts in the garbage room. Larger items not able to fit in chute must be disposed of at the loading dock (obtain access through the Concierge). A $60 AUD B.B.Q cleaning fee will be charged if the BBQ and area around it is left in an unsatisfactory condition after use by yourself and/or your guests.
Our housekeeper has prepared your apartment to a high standard. We ask in turn that you show consideration by being neat and tidy, placing wrapped garbage in the bins provided and washing, drying & putting away dishes.
Non-Smoking Policy - Guests acknowledge that smoking inside of the property is not permitted and agree to ensure they and/or their Guests smoke outside only. We request that Guests do everything possible to prevent cigarette smoke from drifting inside the premises and to please safely dispose of their cigarette butts in a tidy manner.
Animals are not allowed in or about the premises. Any cleaning or pest treatment costs incurred as a result of an animal being brought or kept in the property will be deducted from the security deposit provided.
You agree to allow us or any representative of ours access at any reasonable time during your stay for the purpose of essential repairs.
Loss of keys will be charged to the Guests at our discretion. There will be a replacement minimum cost $200 AUD. Guests must not break in or attempt to break into premises.
We do not accept liability in contract or in tort (actionable wrong) for any injury, damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by force majeure or other events which are beyond our control, or which are not preventable by reasonable diligence on our part including, but not limited to war, civil disturbance, fire, floods, unusually severe weather, acts of God, acts of Government or of any other authorities, accidents, theft to or failure of machinery or equipment or industrial action.
We are a professional couple living in HK and enjoy travel. We love our Sydney apartment and the city lifestyle it offers. We hope our apartment will give our guests a taste of the Sydney lifestyle that is so famous around the world.
