The biggest swimming pool is right on your door step with direct access to the Dawesville Cut. Turn left at 'The Cut' to access the Mandurah Estuary turn right to access the Indian Ocean.

Secure key codes are emailed to you together with directions a week prior to your stay. Key codes allow you to gain access onto the secure gated island and into the villa. No contact is required with the owner.

Bouvard Island is a private gated Island with remote controlled gates. The Villa's all have canal frontage. Dolphins are frequent visitiors to the canal outside the villa. The Villa is in easy walking distance of Avalon Beach..a beautiful sandy beach with excellent surf and windsurfing conditions. The canals lead to the Dawesville Cut and from there, one can gain access to either the huge Peel Inlet waterway or via the ocean to Mandurah (20 mins by boat). The Peel Inlet is excellent for water skiing, wake baording, fishing and other watersports. The Villa is in the heart of the "golf coast" with easy access to three international standard courses.
Guest are expected to abide by the terms and conditions of both the property and Bouvard Island.
No smoking inside villa. Smoking permitted on ground floor outside court yard only. Please do not discard cigarettes butts into the canal.
Standard Terms and Conditions of Temporary Holiday Accommodation:
Note: Variances can be agreed on but only by arrangement with the owner in writing.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
WE DO NOT RENT THE VILLA TO SCHOOL LEAVERS AND THEY WILL BE EVICTED IF FOUND ON THE PROPERTY.
Linen is supplied but please bring your own Bath and Beach towels. (please do not wash our linen as we have it laundered professionally).
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Check in - the property is available at 2pm at the earliest on the date of your arrival, unless prior arrangements have been made.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is (10am) by the latest unless prior arrangements have been made this is to allow time to prepare property for next guests.
WARNING: We do not recommend the villa for families with small children as there is set of stairs in the outdoor area that lead onto a platform that is directly on the water, these stairs are not gated. It is the parents responsibility to ensure the children are safe and can swim.
Pets are not allowed.
Our Jet ski & Jet ski pontoon dock is off limits to any person or persons. This includes sitting, standing ,mounting the Jest ski or its pontoon dock in anyway. Please note that this action will result in the full loss of your bond.
There is a pontoon jetty attached to the Jet ski pontoon dock that is for your use, for launching the kayaks into the water or for swimming or fishing purposes. This pontoon can be accessed via a ladder that is attached to the limestone platform of our property allowing easy access to mount and dismount the pontoon.
Loss - the owners take no responsibility for the tenant’s personal property.
Injury or Death - the owners take no responsibility in the case of injury or death caused by the usage of our property and our kayaks. Life jackets are provided and is the guests responsibility to ensure that safety measures are followed whilst using our kayaks.
Variations to these conditions may only be made by prior arrangements with the owner in writing.

Please note the following terms and conditions are for all guests and visitors whilst on Bouvard Island.
Failure to comply with these terms and conditions will result in the loss of your entire bond and any infringement notices, fines of any nature imposed on Villa 65 during your stay will be passed on to the person/persons who’s name is on the booking for Villa 65.
Unfortunately it is due to the bad behaviour of others that we have had to state these conditions to all who visit Bouvard Island.
Section 20, #3 of the strata management by-laws states
A proprietor, occupier or other resident or visitor of a lot shall- (Villa 65)
a. Use and enjoy the common property in such a manner as not unreasonably to interfere with the use and enjoyment thereof by other proprietors, occupiers or resident or their visitors;
b. take all reasonable steps to ensure that the visitors of any proprietor, occupier or other resident, do not behave in a manner likely to interfere with the peaceful enjoyment of the proprietor, occupier or other resident of another lot or of any person lawfully using common property;
c. take all reasonable steps to ensure that the tenants, occupiers and invitees of the proprietor comply with the by-laws of the strata company relating to the parking or motor vehicles.
d. be appropriately clothed when upon common property and shall not use language or behave in a manner likely to cause offence or embarrassment to the proprietor, occupier or other resident of another lot or to any person lawfully using common property.
Bouvard Island is one of the most peaceful and idyllic locations in and around Mandurah. To ensure that we maintain these conditions we ask that noise level is kept to a minimum after 10pm and all outdoor music and loud activity is ceased by midnight.
Your comfort and the enjoyment of your stay and the comfort of our neighbours are very important to us.
