Our cozy home is the perfect Brighton hideaway, with sun-trap balcony & views over the city & sea - the perfect spot to retreat from it all. Right in the heart of the friendly community of Fiveways (with its fab indie shops/cafes) & only a 25 min walk (or 10 min by bus) to the vibrant North Laine area of central Brighton, our flat is the ideal location for seaside & country, with the stunning walks & pretty villages of the South Downs only a short drive away. Ideal for couples but can sleep 3/4

Our much-loved, characterful flat is the 1st floor and loft space of a Victorian conversion (accessed by stairs from shared entrance/hallway) and is a bit roomier than your average 2 bed apartment. It's the ideal bolthole for a couple to stay in, but our second room does have a single bed for a 3rd person. This bed can be converted to a double for any extra temporary guests if need be but the flat's a bit of a squeeze for 4 people so we generally recommend a max. of 3 people in total.

We love pretty much everything about our home but the absolute highlight for us is the top floor where the main bedroom and adjoining balcony is. South-facing, so full of light and with views down across Brighton's rooftops and to the sea, you can even watch the sailboats from bed! We often joke that if we had a potty and a camping stove up there, we'd never go anywhere else...

On a sunny day, the balcony is a proper sun-trap (from first thing in the morning to late afternoon) and is complete with fold-out table, 2 x outdoor chairs & a chiminea. It's the perfect place to retreat from the crowded beach and city to read books, eat lunch and sup wine. Extra chairs are available if needed.

The lounge downstairs on the first floor has an open fire and is perfect for cozying up and watching TV or films - we have Netflix, Now TV and Amazon Prime so plenty to choose from!

Our galley kitchen is fully stocked with oven, hob, microwave, coffee grinder and machine, fridge, freezer and washing machine etc. The dining table seats 2 people comfortably, but can be pulled out from the wall to squeeze in an extra 2. Again, extra chairs are available if needed.

At the back of the kitchen on the first floor is our bathroom - light & airy with toilet, washbasin and bath with shower and glass shower screen.

You'll have access to our whole flat and all it has to offer: TV with Netflix, Now TV & Amazon Prime; fireplace in lounge; chiminea on balcony; washing machine & iron/ironing board in kitchen; pots, pans and cooking stuff etc; clothes airers for drying washing.

For the open fire and the chiminea - feel free to use any fire wood that's left over in the lounge (we'll also let you know where you can buy more from if needed).

We'll clear shelf space and fridge space for you but please do help yourself to any cooking bits and pieces (oil, salt, pepper etc).

In the main bedroom you'll have exclusive use of a mini clothes rail for hanging a few clothing items and storing folded items. You'll also have some additional space in the wardrobe and chest of drawers in the 2nd bedroom but please be aware that some of our clothing will be stored there too.

Next to the bathroom door - at the rear of the kitchen - is the back door which hopefully shouldn't be needed as it only leads to the fire escape stairs/access to our downstairs neighbours' private garden.

We may not be around during your stay but will leave lots of information about everything in the flat along with suggestions of things to do and places to eat/drink, and we'll also be contactable by phone for any questions or problems at all. There will also always be someone available (a family member, friend or neighbour) who can pop over in person on our behalf if need be.

Additionally, I co-run a local food tour company called Brighton Food Tours - specialising in intimate, walking tours of 'real', independent foodie Brighton and running scheduled group tours every Friday and Saturday, plus private/bespoke tours Tuesday-Saturday. I'm happy to offer our house guests a 10% discount on any of our tours. Advance booking is advised so if you're interested, let me know and I can send you the website info and discount booking code.

Our bathroom/toilet is on the first floor of the flat at the back of the kitchen which means to go to the toilet from the main bedroom on the top floor, you have to go down the stairs. It doesn't bother us at all but if you're someone who needs to get up a lot in the night to visit the loo, our place might not be for you.

Our flat is on quite a busy street just off the main road into town so distant, low traffic noise can be heard from inside the house at times. We hardly notice it all though and it isn't noisy by any stretch of the imagination - certainly no more than you'd expect in a residential street on the outskirts of a city centre.

Lastly, this is our much-loved home and although we are very clean, tidy and look after it extremely well, this is where we live and so there may be odd corners of the flat that could do with a lick of paint here and there, so please don't expect luxury and perfection - but more character, homeliness and warmth!

A final word of note for anyone who is allergic to dogs: we recently got a puppy so although you shouldn't notice any signs (or smells) of dog, one does normally live here. We'll leave it up to you to decide if that's ok or not...

Please be respectful of our downstairs neighbours and keep noise, especially at night, to a minimum.

Although we will do our best to clear our stuff to make room for yours, please remember that this is our much-loved main home so we'd appreciate your care and respect regarding any of our furniture, personal items and belongings.

Lastly, no shoes in the house please - they can be left in the hallway inside the flat at the top of the stairs. Thank you!

Angela's flat is so lovely and the perfect base for a weekend in Brighton. We didn't want to leave! Excellent communication and we were so appreciative of the friendly welcome/tour from her dad Harry, fitting in an extra sleeping space for us and a bottle of fizz on arrival. The flat hand book also has lots of great ideas for local pubs and places to eat. Would love to stay again and maybe come for the food tour next time :)

We enjoyed our stay in Angela‘s flat very much – not only because the house is located very well. But also because the entire flat is furnished and decorated with love and taste. Everything we needed was there. Even a welcome-Champagne and Espresso for the fabulous coffee machine we’ve been pleased to find. Angela also provided us with a very handy and detailed book of recommendations –pubs, restaurants, takeaways, places to visit and cafes – both, in the near surrounding and also in the whole of Brighton. Very detailed an obviously written with passion. The highlight of the flat is the upper bed room with its roof light-windows to the ground. While lying in the bed you can see the sea – fantastic. When you open the window you enter the little roof terrace. Here we had nice evenings on the “Top of Brighton” with a glass of wine. The flat is located close to ‘Five Ways’ witch is a crossing of five streets every taxi driver knows. At Five Ways you find a small supermarket, a pub, the best Indian takeaway of Brighton (!) and some other shops – you will find almost everything you need for the everyday commodities. To go downtown is a 20 minutes’ walk - or you can take a bus at Five Ways. There are at least three lines that go downtown and you’ll never have to wait long. Also the train station from where you can go to all directions including London is not far – so we did not miss a car at all. There are many parks around Brighton and also around the flat where you can enjoy some picnic-lunch or just a coffee. All in all Brighton is a very vivid and young and easy to access town – there are many things to do, be it cultural activities, nice long walks or visits to one of the many restaurants and cafes. We enjoyed our stay a lot and do recommend Angela’s flat as a perfect basis for exploring Brighton!
