Open plan central living and dining area with a cathedral ceiling and huge picture windows providing plenty of light and space. Exposed beams and hardwood flooring add charm and warmth. Fireplace with real log fire (logs provided) for cozy evenings in.

Dining table seats 8. Breakfast table seats 4. Additional teak table on the deck seats 8+. Direct access to deck from kitchen. Gas BBQ grill.
All-weather wicker furniture and a teak coffee table provide a comfortable seating area on the deck overlooking the garden and pool (Outside furniture is out from April-October and put away for the winter).

Separately fenced pool area, with patio, large backyard and approved childproof self-locking gates.

Four bedrooms, 3 bathrooms and a closed off office space:
Bedroom 1 - King Bed, en suite bath & walk-in shower-room. Private office/study space. Ground floor level with no stairs to access. TV.
Bedroom 2 - Twin Bed with Twin sized trundle, en suite walk-in shower room. Ground floor level with no stairs to access. TV.
Bedroom 3 - Queen Bed. First floor, upstairs.
Bathroom between Bedrooms 3 and 4 with deep bath and overhead shower.
Bedroom 4 - Twin Beds/King if pushed together. First floor, upstairs.

A full-size and/or travel-size crib can be added to any of these rooms.

Plenty of closets, hanging rails with hangers, shelving and drawers in all the rooms. Full laundry facilities in the basement with washing machines (x2) and dryers (x2).

Central Air Conditioning, Fireplace, Dishwasher, WiFi, Sonos 5 & Play speakers, Puzzles & Board Games for adults and children, gas-fired BBQ grill, flatscreen TVs x 3, Table Tennis. Full-sized crib, changing table, travel crib and 2 high chairs available if needed (please advise when booking).

KITCHEN:
Well-equipped with high quality stainless steel appliances - Cuisinart blender, Cuisinart food processor, Cuisinart citrus juicer, Cuisinart Smart Stick blender, Dualit hand-held whisk, Dualit toaster, Nespresso coffee machine and milk frother, coffee bean grinder, USB outlets - and plenty of dishes and platters for cooking and serving.

OFFICE SPACE:
Desk, chair, desk light, 'phone and HP Officejet 5255 printer (bring HP63 Black and Tri-color ink cartridges as they can dry out with lack of use). Can be closed off for privacy.

Convenient location for commuting from NYC - 8 minute drive from the Bridgehampton or Water Mill Jitney and Bridgehampton LIRR station.

POOL: open from mid-May through September 27, no exceptions but subject to weather constraints.

ACCESS: 3 steps up to the front door and 3 steps up to the decking area and rear door. Master bedroom and a single room (plus twin trundle) are on the ground floor and are perfect for those who find stairs more difficult to negotiate. Both have en suite bathrooms with walk-in showers.

Otros aspectos destacables
Mattresses have The White Company dual season toppers with a sheepskin side for winter months and cotton side for summer. Beds will be made up for your arrival with appropriate high quality seasonal bedding.

Essential toiletries and a hairdryer can be found in each of the bathrooms. A first aid kit, bug spray, sun lotion, etc. are stored in baskets in the downstairs bathrooms.

In the kitchen, washing-up liquid, dishwasher gel and paper kitchen towels are provided for short term stays and to start you off on longer stays, along with basics such as herbs & spices, oils, sugar, teas, coffee. Spare light bulbs, batteries, appliance instructions and other household essentials are stored in the hallway baskets/closet.

The house is well-maintained and all major equipment is serviced regularly. Of course breakdowns can happen at any time but we have back up mobile AC units, oil radiator heaters, blankets, lanterns, flashlights and plenty of fans available should the worst happen...

We spray for ticks with organic products that are safe for humans and pets, but not for ticks ;)

The house sleeps 8 in beds and we also have 2 airmen cots available for extra guests, although I can't really vouch for their comfort for adults ;)

Babies/toddlers are to be included in the total number of guests when booking and count as paying guests. Two folding highchairs (for babies and/or toddlers), a travel cot and/or full sized crib and a changing table are available to use upon advance request at no extra charge. There are also toys in the house and basement that you are welcome to use. Please clean and tidy away anything used at the end of your stay.

CLEANING CHARGES are calculated to cover reasonable laundry (do run your own washes and don't leave every towel in the house dirty please ;) ) and cleaning services. If fewer bedrooms and bathrooms are used and the house is left tidy, I will reimburse any excess following your stay. Excessive laundry or cleaning will incur an additional charge of $40 per hour.

Our housekeeper can arrange for any additional cleaning you might need during your stay and for evening babysitting.

BBQ/GRILL:
Tanks can be refilled (cash only) at a refill station opposite the Bridgehampton train station.
Cleaning of BBQ is not included in housekeeper cleaning fee and will be charged at $40/hr if not left clean.

WiFi: Optimum 200 provides a 83.4Mbps download/35.6Mbps upload speed at last checking.

SERVICES: Weekly pool cleaning, yard maintenance, garbage removal and monthly tick spraying are on fixed schedules, subject to weather and season.

POOL HEATING: gas is not included. Readings will be taken and payment for gas usage will be requested through Airbnb after you leave, unless minimal.

HOUSE HEATING: oil is not included. Readings will be taken and payment for oil usage will be requested through Airbnb after you leave, unless minimal.

EARLY CHECK IN/LATE CHECK OUT: we will try to accommodate this for you wherever possible at an hourly rate of $65.

POOL/BEACH TOWELS:
We include 1 beach/pool towel per paying guest in the laundry charge.

CORONAVIRUS:
Due to the coronavirus pandemic, our cleaning crew are providing an enhanced cleaning program to disinfect and sanitize frequently touched surfaces between reservations. They use healthcare provider standard anti-viral disinfecting products and protective clothing. Decorative pillows etc. have been removed for the foreseeable future to reduce risks of contamination.
